River Road Site plan T04OT00751 (First Review) Floodplain Use Permit T04OT00752 T13S, R14E, Section 28 RESUBMITTAL REQUIRED: Site Plan , Hydrology Report and Floodplain Use Permit The Site Plan (SP), Hydrology Report (HR) and Floodplain Use Permit (FUP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. A grading plan may be required. 3. The Floodplain Use Permit will be issued upon the acceptance of the HR. 4. All walls, including retaining walls and benches that retain soil will require a separate permit and submittal. 5. Please provide property description per D.S. 2-02.2.1.3. 6. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. 7. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 8. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 9. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 10. Show Site plan number on all sheets per D.S. 2-02.2.1.29. 11. List the consulting engineer and the owner/developer on the plans with the pertinent information. 12. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 13. Show how equipment area/enclosure will drain. Hydrology Report: 1. Please include a response letter to the comments along with the corrected copies of the HR. 2. The Floodplain Use Permit will be issued upon the acceptance of the HR. 3. A Hydrology report is required for parcels affected by 100 year flows of 100 cfs, of more per S.M.D.D.F.M., chap. II, 2.1.2. 4. The content and format of the Hydrology report should follow S.M.D.D.F.M., chap. II, 2.1.3. 5. Place all service facilities such as electrical and heating equipment at or above the regulatory flood elevation per Chap. 26 -5.1.11 of the floodplain and erosion hazard management code. 6. Show how equipment area/enclosure will drain. 7. Show the project address on the cover of the Hydrology report.
