Under the Floodplain Ordinance, (Tucson Code Chapter 26-4.1) any structure that is substantially repaired or improved at a value equal or greater than 50 percent of the value of the structure must fully comply with all requirements of the Chapter. The value of the previous fire repair (T00CM03555) and the value of the proposed improvements exceed the limit. For a Floodplain Use Permit to be approved the following conditions must be met: 1. Provide a qualified appraisal of the value of the main house separate from the property and the other structures, and 2. Limit the scope of the proposed improvements so that the total value of the proposed improvements and of the previously completed repairs and improvements do not exceed 50 percent of the value of the structure, or 3. Elevate the floor of the proposed improved area above the level of the regulatory flood elevation and not change the openings between the existing interior space and the proposed improvements.
