Prince Road Site Plan Transmittal date: 2nd Review June 17, 2004 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Per your response to my previous comment the City Attorney (Michael McCrory had indicated that a lot split was not required. I discussed the lot split issue with Michael on June 17, 2004 and he does not recall making such a statement. I informed Michael that I was denying the site plan due to the number of splits that have occurred in the last three years. If the City of Tucson has approved these splits and you as the owner or applicant can provide copies of the drawings, which have been reviewed for compliance and have been stamped by the Zoning Review Section please, submit the plans and the issue is resolved. Unless the City Attorney, Michael McCrory determines otherwise it appears that in order to continue the review and approval of this project a tentative and final plat will be required. Please contact Michael McCrory at 791-4221 and request to meet with him to discuss this issue. On the last review I attached all the information from the Assessor's Records he will need to review for the lot splits and enable him to make a determination. Provide that information to Michael when you meet with him. Please provide a copy of his determination letter with the next submittal. (Previous Comment: Based on the property description listed on sheet one of the site plan submittal packet, it appears that several lot splits of the original parcel with the tax code number ending with 0170 have been processed without approval by the City of Tucson Development Services Department or CDRC (Community Design Review Committee). Upon further review of the Pima County Tax records at least four splits have occurred within the past three years. The City of Tucson Land Use Code allows up to two splits for three parcels within a twenty-year period. If a third split for a fourth lot occurs a subdivision plat is required. This site plan may not be approved until the lot-split issue is resolved. The plan will be reviewed as if the lot split or subdivision has been approved by the City of Tucson CDRC committee but final approval by zoning cannot be granted until the issue is resolved.) 2. Three items that must be addressed within the vehicular use area see the following. a. The back-up spur in the southeast parking area must be provided with extruded curbing as is provided in the northeast back-up spur. b. The back-up spur in the northeast parking lot has not bee n provided with a three-foot clearance from the face of the extruded curb to the block wall. See DS 3-05.2.2.D, Figure 2. c. The two parking spaces adjacent to the rolling gate/fence must be ten feet wide. All the spaces are to be nine feet wide per the plan. Per DS 3-05.2.1.B.3, when the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists. The width of the two spaces adjacent to the rolling gates/fence must be ten feet. Please adjust the width of te two spaces to ten feet by either moving the rolling gate/fence to the west or re-dimension the parking spaces in the fenced off area to eight and one-half feet to allow for the two spaces in question to be widened to tern feet.
