SUMMARY: The Plot Plan/Site Plan and Floodplain Use Permit Application were reviewed by Development Services Department, Engineering Division on March 22, 2004. The site plan was not approved. Please address the following comments.

Site Plan Comments:
1) The February 18, 2003 Hydrology Report from Patterson Hydrology Drainage Engineering, Inc indicates that the lowest floor elevation for the proposed duplex must be at least 2236.0 feet NAVD88. The existing grade for the parcel averages about 2333.0 feet NADV88. Revise the plan to show how the required lowest floor elevation will be met.
2) Provide estimated cut and fill quantities for the proposed project.
3) If more than 50 cubic yards of fill are to be placed on the lot, a grading permit will be required. The grading permit application must be accompanied by a grading plan showing the extent of the grading to be done, existing and finish grades, locations of utilities
4) If fill is used to provide the elevation of the structure, it must comply with the floodplain ordinance. Tucson Code Section 26-8.d.2 states, "In areas where fill is to be used to raise the elevation of the building site, the building line shall be located not less than twenty-five (25) feet landward from any edge of the fill, unless a study prepared by a state-registered professional civil engineer and approved by the city engineer shows that a lesser distance is acceptable. No fill shall be placed in any floodway; nor shall any fill be placed where it diverts, retards or obstructs the flow of water to such an extent that it creates a danger or hazard to life or property in the area."
