Plan review for the above referenced activity has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers life, health, fire, and safety. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
FLOOR PLANS:
1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass per R308.4.
2. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications.
- Maximum sill height of 44".
- Minimum net clear opening area of 5.7SF.
- Minimum net clear opening dimension of 24" height and 20" width.
- Must be operable without the use of key or specialized tool.
3. Neither of the bathrooms shown on your plan appears to meet the requirement for handicap accessibility.
4. Show slope of all wheelchair ramps.
5. Locking devices on all exit doors shall be operable without the use of a key or other specialized tool.
6. Exit door latching devices must meet the requirement for handicap accessibility.
PLUMBING PLANS:
1. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type, and must have a lever type handle.
2. Identify bathroom fixtures as tub or shower or tub / shower combination.
3. Grab bars must be installed in at least one tub, shower, or tub / shower combination.
4. Water closet in one bathroom must meet the requirements for handicap accessibility.
5. Handicap accessible bathroom must be able to encompass a 60" diameter circle.
ELECTRICAL PLANS:
1. Smoke detectors provided per IRC R317 must receive power from the building wiring and must have battery back up.
2. Bathroom outlets must be GFCI protected per IRC 3801.6.
3. Emergency lighting is required along accessible route.
