Now that the number of required parking spaces and location have been established the following items must be addressed. A back-up spur is required at the end of a row of parking spaces. The back-up spur must be located at least three feet from the edge of the sidewalk. The back-up spur can be wheel stops or extruded curbing and must be the full length of a 24-foot PAAL. See redlines. Also per your response comments the display area was depicted but the display area is not depicted on the plan. The display area or limits thereof must be shown dimensioned or indicated by display parking spaces and must not interfere with vehicular use area for the required parking. Also clarify if the area to the south od the building is to be used for display or something else. (Portion of the Previous Comment: The vehicle parking area has not been dimensioned correctly or defined. PAAL areas must be labeled and dimensioned, wheel stops must be provided in front of the vehicle parking spaces, the vehicle display must be defined, dimensioned and labeled. Some form of barrier, wheel stops, extruded curbing, will be required if front of the display parking areas in order to keep vehicles from overhanging onto the landscape border or to keep vehicles from damaging any required screening at the back of the border. The barrier must be placed at least two and one-feet from the front of the parking space. Label the type of proposed barrier and dimension as required. Label the pavement type and thickness.) See D.S. 3-05 for more information regarding vehicular use area design. DS 2-02.2.1.A.8 2. The PAAL areas for the required vehicular use areas or parking areas have not been defined or dimensioned on the plan. (Previous Comment: Define, dimension, and label on the plan the PAAL area. DS 2-02.2.1.A.11) 3. I do not believe that the sight visibility triangles have been correctly drawn on the plan. The future curb and sidewalk locations have not been drawn, labeled or dimensioned per the MSR&R cross section for a 120-foot right-of-way. The future curb location is 9 feet from the future right-of-way line. (Previous Comment: Indicate on the plan the location, type and size of existing or proposed freestanding signage or existing billboards. DS 2-02.2.1.A.13) 4. This comment was not addressed. (Previous Comment: 29th Street is listed as a major street on the Major Street and Routes Map and is subject to future right-of-way and roadway widening. Please show existing and future curb and sidewalk locations based on the existing and future right-of-way widths. See additional Engineering comments. DS 2-02.2.1.A.19) 5. This comment was not completely addressed. (Previous Comment: List as a note the existing and proposed uses. The site plan was not approved at this time. Please revise the site plan in accordance with the following comments. 1. The current Major Streets and Routes map indicates that 29th Street is an arterial with a future width of 100 feet. Revise the future curb location, future right-of-way line and the existing and future site visibility triangles to be consistent with this. 2. Show roof drainage patterns. Show that pedestrian areas will be flood free for all discharges up to a 10-year event. 3. Show locations of driveways on adjacent properties. Adjacent driveways should be 80 feet apart with no more than 2 driveways within 300 feet Submit a revised site plan meeting all of the requirements of the development standards. Include a letter describing how each of these comments has been addressed.
