1. Add existing and future sight visibility triangles to Fort Lowell Road and existing SVT's to Los Altos Avenue. DS 2-02.2.1.A.10

2. Dimension egress and ingress including locations and width of the driveway to Fort Lowell Road. DS 2-02.2.1.A.11.

3. The ingress/egress at Fort Lowell Road only scales to 14'. The minimum width for two (2) way Parking Area Access Lanes (PAALs) is twenty-four (24) feet. Revise the plan to show the PAAL dimension at 24'.

4. The minimum width for two (2) way Parking Area Access Lanes (PAALs) is twenty-four (24) feet. The ingress/egress off of Los Altos Avenue currently is 21', revise the plan to show 24'. DS 3-05.2.1.C.

5. Pedestrian and handicapped circulation clearly identified on the site plan. DS 2-02.2.1.A.12.

6. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. Revise plan to depict pedestrian circulation. DS 2-08.3.

7. Sidewalks are required as part of new development of all properties. All applications for building permits shall provide six (6) foot wide sidewalks along the entire length of the MS&R street frontage, whether public or private, of the property in question. Add a 6' sidewalk along Fort Lowell Road. DS 3-01.3.3.A.

8. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

9. At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. Add to the site site plan a sidewalk and the structure to Fort Lowell. 2-08.4.1.A.

10. Please add a note to the plan that the entire site is in a FEMA Special Flood Hazard Zone AE. DS 2-02.2.1.A.15.

11. Add drainage patterns, finish floor elevation(s), and finish grades to the site plan. DS 2-02.2.1.A.16.

12. Add to the site plan existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

13. Centralized on-site storage, collection and pickup of solid waste is required. See DS 6-01 for specific requirements.

1. This project was reviewed for full code compliance because of a vehicle use area expansion of greater than 25 percent.
