This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Landings @ exterior doors per R311. 2. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6. Structural Plan 1. 1/A4 - dimension 6" from grade to sill plate. 2. TJI 150's are no longer in production. Provide available joist type. 3. 2/A4 - Provide fireblocking at ceiling line. 4. Structural calculation should be designed to the 2003 IBC. 5. Special inspection is required for epoxy. Submit form. 6. Structural calculations note new post under beam at north end of house. Are there bearing footers under these posts. Clarify on framing plan. 7. Detail how kitchen roof will connect to existing wall. 8. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. OR existing. 9. Specify new trusses over garage and family/living room on framing plan as shown on S2.1. 10. Page A5 - Detail beam pocket for new wood beams into masonry walls. Plumbing, Mechanical and Electrical Plans 1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Water line: Provide the total fixture unit demand and maximum developed length. Include size of supply line from meter to house. Table 6.3 and 6.4, 1994 UPC. 3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 5. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Detail how you will comply. Water heaters. 6. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. 7. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 8. Show disconnect for a/c #3.
