REVIEWER: Doug Williams DATE: 28 January 2005 ACTIVITY NUMBERS: T04CM05536/T04OT02495 T14S, R13E, Section 28 Resubmittal Required: Revised Site Plan and Hydrology report. SUMMARY: Engineering Division has reviewed the subject plans and drainage submittal. Approvals are not recommended at this time. Proposed development in the regulatory floodplain must conform to Chapter 26, Tucson Code. Particular attention should be given to Sections 26-5.2, 26-7 and 26-11. The drainage submittal must conform to Hydrology Report format and content requirements outlined in Section 2.3.1 of the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (Development Standard 10-02.0). Additional information may be necessary prior to approvals, depending on the nature and extent of subsequent plan revisions. Please address the following comments at a minimum, prior to resubmittal: 1. Depict the existing and developed conditions 100-year (regulatory) floodplain limits, with water surface elevations provided at the upstream-most portion of the proposed structure. 2. Provide all supporting data for Manning's cross-sections and floodplain delineations for existing and developed conditions (see summary above relating to hydrology report content requirements) 3. Provide an encroachment analysis demonstrating no adverse impact will occur to adjacent properties - upstream or downstream or in the public right of way. 4. Provide a cross-section at the property line/driveway entrance with depth of flow indicated, demonstrating all weather access will be provided on this lot. 5. Provide dimensioning for the proposed overhang's footing dimensions and depths, and revise the bank protection detail (A) to match detail (B). 6. Provide estimated cut and fill quantities. 7. Provide a soils and geotechnical engineering evaluation/report. A grading permit will be required for this proposed development. Submit two (2) sets of grading plans with a grading permit application. No clearing, grubbing or other earthwork is permitted on this site prior to grading permit issuance. Site grading shall be in conformance with the Development Standard 11-01.0 (Excavation and Grading).
