COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

CODE SECTION/
DEVELOPMENT
STANDARD

1. This project was reviewed as a new use. Full code compliance is required.
DS 2-02

2. The handicap aisle adjacent to the handicap parking space must be a minimum of 8 feet for van accessibility. Revise drawing to show an 8-foot aisle.
ANS/IBC

3. In the parking detail revise wheel stop curb dimension to be 2-½ feet from front of parking space to the wheel side of the wheel stop curb. DS 3-05.2.3.C

4. Add the existing use of the site (i.e. vacant) to the notes. Add the existing adjacent zoning (I-1) immediately to the south of the site.
DS 2-02.2.1.A.31
DS 2-02.2.1.A.28

5. Specify the principal proposed use of the site (painting contractor is a Construction Service Use). Parking must be based on this principal use of the site. Two uses are stated in the Project Data Notes: "Construction Services per LUC Sec. 2.7.2.2.C.8" and "Commercial Storage per LUC Sec. 2.7.2.2.H.1". Construction Service Uses have vehicle parking required at one space per 250 square feet of gross floor area. Commercial Storage Uses require vehicle parking at one space per 5,000 square feet of gross floor area. Yet the parking calculations indicate that the ratio used is the same as for the Utilities Use Group, which requires one space per 500 square feet of gross floor area. Revise parking calculation to be based solely on the proposed principal use of Construction Services.
DS 2-02.2.1.A.31

6. Add the complete legal description of the site to the plan
(COUNTRY CLUB MANOR LOT 6 EXC PTN W80' BLK 6, BOOK 5, PAGE 24).
DS 2-02.2.1.A.2

7. Label the width and purpose and add the recordation information (docket and page) for any existing/proposed easements.
DS 2-02.2.1.A.20

8. Revise street perimeter yard building setbacks to be correct on the drawing. Developing area setback along Sears Blvd is required to be the greater of 21 feet or height of exterior building wall measured from edge of nearest travel lane. The MS&R setback along Campbell Ave. is required to be the greater of 21 feet or height of exterior building wall measured from back of future curb location. Label existing and future curbs on the plan and dimension from street monument lines the distance to existing and future curbs.
DS 2-02.2.1.A.19
DS 2-02.2.1.A.7

9. Add all required and provided building setbacks to the Project Data table. The required street front building setback is the greater of 20 feet or 1-½ times the height of exterior building wall. The required bldg setback to adjacent I-1 zoned property to the east, west and south is zero feet.
LUC 3.2.6.5
LUC 3.2.6.4
DS 2-02.2.1.A.7

10. Continuous pedestian circulation must connect all buildings. Dimensioned the pedestrian sidewalks on the plan. DS 2-08.4.1
DS 2-02.2.1.A.12

11. For consistency, use the detail numbers 2/A1 and 3/A1 to indicate the specific location of bicycle parking and bollards on the drawing as was done for the other keynote detail numbers.

12. Add a loading zone calculation to the plan specifying the number of loading zones required and provided. LUC 3.4.5.3 requires one loading space with a dimension of 12 feet by 35 feet. Show the location of the required loading zone fully dimensioned on the plan. Loading zones may not be located in the PAAL and must be located so as to allow tucks to maneuver on site. If no loading zone is to be provided a Board of Adjustment variance application is required. If a variance is sought and approved add the case number, the date of approval, what the variance was approved for and any conditions imposed. LUC 3.4.5.3
DS 2-02.2.1.A.14
DS 2-01.2.2 A.5

13. Between any building and PAAL a minimum 5' refuge area including a 4-foot sidewalk is required.
DS 3-05.2.2.B.1

4. In the bicycle parking detail revise the length of the required bicycle parking to indicate 6 feet. Add the required 5-foot maneuverability area to the detail per DS 2-09. DS 2-09

15. Show the location, size and height of any proposed freestanding signage. DS 2-02.2.1.13

16. Indicate the location of any proposed freestanding lighting on the site plan. DS 2-02.2.1.A.25

01/28/2005 MATT FLICK ENGINEERING REVIEW Denied DSD Engineering Comments:

1. Please revise Winsett St. sidewalk width in the right-of-way to five feet (5') per DS 3-01.3.3.A.

2. Align Winsett St. sidewalk with existing sidewalk to the east. Expansion from 4' (ex.) sidewalk to 5' (prop.) sidewalk may be made at at 3:1 horizontal ratio.

3. Call out PC/COT SD 200 for all sidewalk.

4. Call out PC/COT SD 206 for concrete driveway apron.

5. Clearly show extent of new 5' perimeter wall. Wall can't be located in sight visibility triangle unless a Development Standard Modification Request (DSMR) is applied for a approved. The approximate cost of applying for a DSMR is $615 and is submitted to Marilyn Kalthoff (791-5550, ex. 1117) at the CDRC office. The cost is the same for 1 DSMR for 1 Development Standard Modification as it is for many modifications if filed at the same time.
