Please provide a revised site plan and a response letter addressing all comments provided. A grading plan/permit will be required for this development. The site plan may serve as a site/grading plan with appropriate titling, upon provision of all data listed below provided on the plan,. A grading permit application must be completed and submitted for review and approval prior to floodplain and building permit approvals (Tucson Code, Section 26-8 b 3 -Floodplain and Erosion Hazard Area Regulations - subdivision and development project requirements). 1. Provide a note on the plan that the site lies within the 100-year floodplain (Development Standards - DS - 2-02.2.1 A 15 and 10-02.0, Sections 2.3.1.4 C 6 & Sec. 5.2.5). 2. Provide a basis of elevation on the plan based upon National Geodetic Vertical Datum (NGVD) 1929. Federal Emergency Management Agency (FEMA) floodplain development regulations require all new structure's lowest floor elevations, and all pads for service facilities such as electrical equipment and machinery servicing the structure(s) be certified by a registered land surveyor or civil engineer, referenced to NGVD 1929 datum. 3. Depict existing topographic contours or sufficient spot elevations, and include a local benchmark with the benchmark description and elevation provided on the plan. Include data for converting to North American Vertical Datum (NAVD) 1988 from NGVD 1929, and reference City Field Book and Page or GPS control point - this information may be available at: http://tdotmaps.transview.org/mapguide_mwf_tdot.htm (DS 2-02.2.1 A 23). 4. Depict drainage patterns and proposed finish grades (Tucson Code, Section 26-11.2 A, DS 2-02.2.1 A 16 and DS 10-02.0, Sec 5.2.5). 5. Provide a note that the lowest floor elevation, and all equipment and machinery (including condenser units and electric pedestal) servicing the structure are to be constructed at or above 2360.5 NGVD 1929, in accordance with the approved drainage report. Include notation that these elevations must be certified by a State-registered Land Surveyor or Civil Engineer. A hold will be placed on the final inspection until a properly completed Elevation Certificate is returned to Engineering Division - Development Services Department (Tucson Code, Sec. 26-5.2 I). 6. Provide estimated cut/fill quantities DS 2-02.2.1.17. 7. Specify a new driveway apron to be constructed per Pima County/City of Tucson Standard Detail 206, new curb access ramps to be constructed per Standard Detail 207, and provide a note to close the existing curb cut and construct new 5' sidewalk (PC/COT SD 200 & DS 3-01.3.3 A). 8. Clarify and revise the note to connect the new 3" building drain to connect to the existing HCS. If the building drain is conveying stormwater runoff, it may not connect to an HCS. Revise as necessary. Please complete and submit a grading permit application with three sets of site/grading plans with a resubmittal . This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Specify on floor plan locations where structure is within 3' of property line. These locations may not have any openings unless perpendicular to property line. Areas in question; South corner of Bed 1. Southwest corner of Bath 2. Specify rated overhangs. Also eaves may on extend i/3 the distance into 3' fire separation. 2. Door from garage must be self-closer. 3. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent per R309.2. 4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 5. Window 11 must be tempered. 6. Specify riser and tread for stair from garage to dwelling. 7. Specify landing depth at top of stairs per R311.5.4. Structural Plan 1. 4/A3 notes stucco system while wall type C notes metal siding. 2. 1/A3 - ICBO report and Chapter 6, IRC require 24" lap of rebar from foundation. "40 dia. lap" is 20" for #4 rebar. >Specify horizontal rebar in stemwall. >Calcs call for #4 vertical steel @ 15" o/c while this detail note 16" o/c. Clarify. 3. 3/A3 - "8" conc. Retaining wall with reinforcing per plan". Where is retaining wall reinforcing noted? 4. How will 4x8 beams over entry attach to 6' landscape wall? Will headroom be an issue here? 5. Opening to bedroom at top floor has a point load of 3920# (pg7) from roof beam. Specify adequate lintel at this location. 6. Specify stirrup spacing per R611.7.3 or clarify in calcs the construction of lintels to match lintel descriptions on page A4. L3 and L4 are not addressed in calcs. 7. Specify spacing of balcony floor framing and detail how joists will connect to to steel beam. 8. Beam #13 is shown as 5-1/8" x 7" GLB - Calcs call for 5-1/8" x 7-1/2" GLB. Clarify. 9. Beam #14 on calcs does not match plan nor are floor plans equivalent in this area of house. Clarify. 10. Beam #16 (L2) is called out over dining room in calcs. Noted as L3 on plan. Clarify. Also note other locations where lintels on calcs differ from plans. 11. Beam #21 calls for 1.75 x 11.875 microllam while plans show (2) 2x8 (H2). Clarify 12. Specify roof sheathing. 13. Detail non-bearing wall anchorage to roofs. Diaphragms must be complete. 14. 4,6 &7/A4 - Specify anchor bolt size and spacing for ledger attachment. 15. 8/A4 shows TJI @ top of stairs. Plans show 2x8's. Clarify. Specify ledgers at this location with anchor bolts (size and spacing). 16. There does not seem to be any bearing walls or footers to support the landing at the stairs. How will stairs be supported? 17. 8/A4 shows a footing at the bottom of stairs that is not shown or noted on foundation plan. 18. Specify hangers between two GLB's on floor joists under bath #1. 19. Detail interface between ICF wall and 2x wall @ bath 1 (upstairs). Include roof to wall connection. Plumbing and Electrical Plan 1. Provide waste isometric. 2. Two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5. These circuits must both be present on the countertops. 3. Provide smoke detector in vicinity of bed 1.
