01/23/2005 PETER MCLAUGHLIN ZONING REVIEW Denied 1. The minimum required Parking Area Access Lane (PAAL) width for two-way traffic is 24 feet. Dimension the PAAL and entrance drive at its narrowest points. There does not appear to be 24 feet provided at the southeast (entrance) and northwest corners of the newly configured/newly striped parking lot. Revise drawing to show how parking lot will meet code.
DS 2-02.2.1.A.11
DS 3-05..2.1.C.1
LUC 3.3.7.2.A

2. Between any building and PAAL a minimum 5-foot pedestrian refuge area, including a 4-foot wide sidewalk, must be provided. Revise plan to show a pedestrian refuge with sidewalk near the south corner of the building between the PAAL and the building.

3. Add to the site plan the zoning (SR) of the adjacent property to the southwest of the site.

02/02/2005 DOUG WILLIAMS ENGINEERING REVIEW Denied 1. The proposed dumpster (enclosure) is not accessible for Solid Waste vehicles, as depicted on the grading and paving plan (sheet C1.1) - the angle of approach conflicts with the handicap parking spaces to the east. The site plan depiction appears accessible, including the minimum 14' x 40' clear approach area. Please depict the turnaround maneuverability area on the site plan and modify the grading/paving plan as necessary, for consistency.
2. Provide a dumpster enclosure detail, and assure a minimum 10' clear inside dimension (between sidewall bollards) is provided. Include a note for constructing a 5" thick (min) slab (with slope percent to drain enclosure), and identify rear wall bollards, at a minimum, in accordance with Development Standard 6-01.0.
3. The site plan identifies the dumpster as existing, however, recent aerial photographs and the Results of Survey do not indicate such. Please revise accordingly.
4. A temporary revocable easement (TRE) or easements, will be required for all uses and structures within the public alley (purchase or abandonment may be an option). Contact Real Estate Division (General Services Department) at 791-4181 for inquiries. Please assure this matter is resolved prior to resubmittal of the site plan. An over-the-counter review/approval may be coordinated with me, upon completely addressing all comments provided for this site review.
