Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
2. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.

Foundation Plan

1. Bldg 2 - Provide landing at living room door per R311.
2. Bldg. 2- Show pad for fireplace.
3. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1
4. 1/5 - callout pressure treated sill plate.
5. 8/5 - Dimension stemwall width. Min 6".

Elevations

1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
2. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6.

Structural Plan

1. Bldg. 1 - Braced wall panel missing on front door wall.
2. Headers - Bldg. 1; (2) 2x6 header is adequate for only 5'. Bldg. 2: (2) 2x6 header is adequate for only 4.5'. Revise header schedule.
3. Provide gable end cross bracing per R802.10.3.
4. 4/5 - 4x8 beam?

Plumbing Plan

1. Bldg. 1 - Remove or locate random notes in living room.
2. Bldg. 2 - Provide cleanout at kitchen sink.
3. Bldg. 2 - Pressure relief valve cannot go through roof. Ref 608.5, 1994 UPC.
4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
5. Water line: Provide the total fixture unit demand and maximum developed length. Per table 6-3, 1994 UPC.

Mechanical Plan

1. Bldgs 1 & 2 - Return air DUCT shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). Min 16" dia for Bldg. 1 and Min 14" dia for Bldg. 2.

Electrical Plan

1. Bldg. 1 - Bath GFI is on smoke detector circuit. Revise.
2. Bldg. 2 - Bath GFI serving kitchen outlets is not allowed. Provide 2- 20amp circuits for kitchen counter tops per E3603.2, E3801.3 and E3801.4.5. (Both bldgs).
3. Air handler typically requires more than 20-amp circuit. Provide air handler specifications. Revise if necessary.
4. Provide switches for all bath fans.
5. Bldg. 2 - Island or peninsula counter tops shall have at least one receptacle outlet at each counter space with a long dimension of 24" or greater, and a short dimension of 12" or greater, per E3801.4.2 and E3801.4.3.
6. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
7. Load calcs - Water heater is typically 4000-5000 VA.
8. Riser diagram - size feeders from dual pack to each subpanel
