RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. The bleeder pipe shall be greater in diameter than the orifice in order to avoid any clogging or blockage from debris.
3. Correct the FFE on the site plan to correspond to the DR.
4. The masonry walls in the flood plain must have drainage openings to convey the 100-event. The size, spacing and quantity shall be called out on the site plan.
5. Include a detail of the basin weir out let.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. This review was performed for Site plan purposes only. Final review and acceptance will be at the grading plan stage.
3. Provide an exhibit showing where the cross-sections of the flood plain on the property were taken to compare with the summary tables in the DR. The cross-sections shall extend from edge to edge of the flood plain on the property and a distance upstream in order to determine WSEL's and any change to the horizontal flood plain limits.
4. It appears the drainage pattern will be altered or in fact may create an adverse condition with the introduction of masonry walls, curbs, parking islands etc. in the flood plain. Drainage patterns must enter and exit the property in the by the historic patterns in flowrate and velocity. This issue must be discussed thoroughly in the DR and any encroachment of the 164 cfs. Demonstrate there will be no adverse impact to the surrounding property and/or buildings caused by any backwater effect and which would include not increasing the WSEL more than 0.1 foot.
5. If the masonry walls do not adversely impact the FP, the masonry walls in the flood plain must have drainage openings to convey the 100-year event. The size, spacing and quantity shall be demonstrated in the DR.
6. The bleeder pipe shall be greater in diameter than the orifice in order to avoid any clogging or blockage from debris. Typically 24" diameter pipe with a 6" orifice.
7. Show a detail of the basin weir out let.
