The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please provide property description per D.S. 2-02.2.1.3.
3. Please label lot dimensions and bearings per D.S. 2-02.2.1.5. Lot dimensions do not scale to distance shown.
4. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
5. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15.
6. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
7. Include a detail of the Ret./Det. basin on the SP, including dimensions and cross-sections with the railing shown.
8. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP.
9. Show Site plan number (T04CM05288) on all sheets per D.S. 2-02.2.1.29.
10. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The refuse enclosure cannot be placed in the floodway per Chap. 26-5.2.13 and D.S. 6-01.4.1F. Perhaps another place can be found for the enclosure.
11. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
12. Obtain permission to build the bleeder pipe draining into the existing concrete channel from the adjacent property owners and provide documentation.
13. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes, paving material and thickness. Will there be a grade break at the egress/ingress between the two properties? Is there any stormwater coming from the property to the west?
14. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
15. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
16. A Stormwater pollution prevention plan (SWPPP) is required during Grading plan submittal. Contact Paul P. Machado at 791-5550 x1193.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. This review was performed for Site plan purposes only. Final review and acceptance will be at the grading plan stage.
3. List the velocity and depth of the existing and proposed drainage from the off-site areas. The depth shall not exceed 1' in the P.A.A.L. The allowable amount of discharge in a street is 50 cfs, in extreme cases; the allowable amount is 100 cfs.
4. An energy dissipater may be required depending on the velocity of the discharge entering and exiting the site.
5. The refuse enclosure cannot be placed in the floodway per Chap. 26-5.2.13 and D.S. 6-01.4.1F. Perhaps another place can be found for the enclosure.
6. Include a detail of the Ret./Det. basin in the DR, including dimensions and cross-sections with railing.
7. Demonstrate basin stability with the amount and velocity of discharge going through the property and into the basin edge. Will rock riprap be used on the West Side of the basin? Include size of rock.
8. Include scupper calculations for drainage into the basin.
9. Show the project address on the cover of the DR.
