This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Provide landing at both exterior doors per R311. 2. Specify stair riser height and tread depth. 3. Provide notes or cross-section of interior and exterior (infill) wall construction. Include interior and exterior finishes. (i.e. GWB, stucco, etc). 4. Penetrations are not allowed in firewall. Note that the P & T line vents to the south of the building and that the dryer vent vents through the roof. Plumbing Plans 1. Note and specify all piping materials. 2. Gas calcs are noted: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. 3. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 4. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 5. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 6. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 7. Revise fixture unit calcs per 1994 UPC table 6-3. My count is 20 f.u. with a developed length of 130'. A 1" supply line from meter will be needed to serve guesthouse. 8. Provide waste pipe and vent for clotheswasher. 9. Provide cleanout at kitchen sink. Mechanical Plan 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Detail how you will comply. Is water heater gas? 3. Return air shall be sized per IRC sections M1602.2. (heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). Minimum duct size is 14" diameter. Electrical Plan 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. FYI - Dryer is typically on a 30-amp circuit. 3. Site plan notes a dual pack on the guesthouse with a feed to the main house. Provide a riser diagram for the dual pack with a feeder size to the main house panel. CODE SECTION/ DEVELOPMENT STANDARD 1. This review is for the conversion of an existing garage to a second unit in the R-1 Zone. The conversion is a change of use for the structure. The Development Designator is "H", subject to 3.5.7.1. LUC Sec 2.3.4.2.A.2 2. The Perimeter Yard Indicator is AA. The minimum setback for a unit is the greater of six feet (6') or two-thirds the height of the structure's wall facing the property line. The wall height is measured from the ground to the highest point of that wall. A minimum setback of seven feet four inches (7'-4") is required for the west setback. A Lot Development Option (LDO) is required for the west setback. LUC Sec 3.2.3.1.B LUC Sec 3.2.6.4 3. The lot dimensions appear to be incorrect. The Assessor's Record Map and the Subdivision Plat Map depict lot dimensions of 132.5' by 95.0'. Please revise the lot dimensions and calculations to match the County Records. 4. No White-Out or other evidence of alterations are permitted on the final plans. Please provide a clean revision of the plans for the LDO submittal. |
