This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. All plans shall comply with the 2003 IRC (less plumbing plans). Revise all notes and references. Floor Plan 1. Note existing window sizes on master bedroom. 2. Size concrete landing at exterior storage door. Minimum 3' in direction of travel. 3. "Storage room" is refereed to as a "Family room" on many sheets. Clarify. 4. Is doorway from master bedroom to new closet existing? Specify. If not, note header or lintel. 5. Specify construction of existing walls. Structural Plans 1. B1 must be a 4x10, (2) 2x10's are inadequate. 2. 1/6 - H2.5 to joist must connect to the sill plate not the 2x furr-out. 3. B2 and B3 are inadequate for spans and tributary lengths. Resize (B2 (6x12 or 4x16), B3 (6x14 or 8x12)). 4. 7/4 is referenced on cross sections yet there is no detail. 5. Specify all roof slopes. 6. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. For 2x12 roof only. Electrical and Mechanical Plans 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6. 3. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 4. Return air shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU) Minimum 18" dia. Also, return air duct cannot be in a mechanical room. 5. Show location of A2. Show disconnect. 6. #4 Cu is not sufficient for 100-amp subpanel. Resize. 7. Is hot water heater gas or electric? If gas, show combustion and relief vents.
