GENERAL COMMENTS:
This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan.

See attached City of Tucson comments letter regarding site grading and respond with revisions or justification as required. 2003 IRC Section 106.1.


ARCHITECTURAL COMMENTS:

Sheets 1 and 8
Clarify that the two glazed panels adjacent to the entry door #4 shall be safety glazed per 2003 IRC Section R308.4.6.

On Sheet #8, Door Schedule, Door #8 information is missing. Please complete the information. IRC Section R106.1.

The 2003 IRC has a new requirement to accommodate access to new dwellings. Section R311.4.1 required not less than one exit door shall comply with this section. Section R311.4.3, Landings at Doors, requires the floor or landing at the exit (entry) door shall not be more than 1 ½” lower than the top of the threshold. Review this requirement and revise plans accordingly.

The floor plan shows one door #5 at the master bedroom; yet, the door schedule on sheet #8 indicates there are two #5 doors. Please coordinate and correct as appropriate. 2003 IRC Section R106.1.

The door schedule shows on 2 doors #10; however, the floor plan shows 3 door #10’s. Coordinate and Revise. IRC Section R106.1.

The door schedule shows there are 4 doors #7. The floor plan shows only 2 doors #7. Please coordinate and correct. IRC Section R106.1.

A 4 3 window is shown on the floor plan in the exterior wall adjacent to both bathtubs. The glazing in the window shall be safety glazing. 2003 IRC Section R308.4.5.

The door schedule shows 2 doors #9; however, the floor plan shows only one door #9. Coordinate and correct. IRC Section R106.1.

On Sheet #2, show the detail reference D/6 at the steps at the rear (North) porch. IRC Section R106.1.

On sheet #2, show the detail reference for the typical exterior wall, detail E/6. Reference IRC Section R106.1.

The den is classified as a bedroom for code purposes, per the City Building Officials code interpretation, “If it has a closet, it is a bedroom”.

Sheet #3
See comment 3 on Sheet #2 and revise the foundation plan as appropriate. IRC Section R311.4.3.

A detail reference is incomplete at the rear wall and porch is incomplete. Please review and complete the reference to Detail “(F/6)SIM.”, since the reference is not through the porch post and footing. IRC Section R106.1.

Sheet #5 and #8
Clarify the type of windows. Notes on sheet #5 and the door schedule on sheet #8 shows, “CSMT/HS”. This is assumed to mean “casement/horizontal slider” type of window. Since these two types are entirely different types of window openings, (casement types are crank open and horizontal slider types slide horizontally to open). Please clarify and provide window manufacturer information to clarify if different from this understanding. Reference 2003 IRC Section R106.1 and R310.

Sheet #6
There are two different keys numbered 65. Please renumber the second #65 and the keys and revise as appropriate on the details. IRC Section R106.1.

Sheet #8
At detail ‘C’, a key #16 is shown; however, the legend is missing key #16. Please correct. IRC R106.1.

At detail ‘D’, key #9 is shown. This is probably a “typo” error, since key #13 appears to be more appropriate. Please confirm and correct. IRC Section R106.1.


STRUCTURAL COMMENTS:

Sheet #4
Submit the prefabricated truss shop drawings and data sheets to Willdan for review and approval prior to fabrication. IRC R802.10 and 1997 UAC Section 302.4.2.

Clarify on the instructions to the truss manufacturer that the HVAC units are mounted on the roof for point load adjustment. 2003 IRC Section R106.1.


PLUMBING COMMENTS:

Sheet #9
The Plan shows a 1 ½ PVC Building Supply pipe size from the water meter to the building while the table shows a 1” for 36 FU demand. UPC Table 6-4 shows a 1 ½” with a 1” meter is required. Reference IRC Section R106.1. Please correct.

The fixture schedule table shows 2 - P5’s; while the plan only shows 1 - P5. Please correct. Reference IRC Section R106.1.

The gas piping diagram shows only 35,000 BTUH demand for a BBQ (residential). UPC Table 12-1 requires using a minimum of 50,000 BTUH in determining the pipe size. Also, the developed length is approximately 114 feet, requiring use of the 125-foot column of Table 12-3. Revise the pipe size to the fireplace and BBQ to a 1” for the 115,000 BTUH demand at 84’ using the 90’ column. Reference IRC Section R106.1.


MECHANICAL COMMENTS:

Sheet #11
A kitchen exhaust hood is required over the gas range to vent gas fumes. 2003 IRC Section M1502.


ELECTRICAL COMMENTS:

Sheet #10
General Note #1, correct the amendments to read “Tucson” amendments to the 2003 IRC. The State has no amendments to the IRC, only the 1994 UPC.

Provide a smoke detector/alarm in the den/bedroom, since there is a closet in the room, it is considered a bedroom for code purposes per the City Building Officials code interpretation. 2003 IRC Section R313.

The small appliance circuits serving kitchens, pantries, breakfast rooms, dining rooms or similar areas of a dwelling shall serve no other outlets. IRC Section E3801.3.1.



All branch circuits that supply 125-volt, single phase, 15 and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection of the entire circuit. 2003 IRC Section R3802.11.

Clarify on the load calculations that the clothes dryer is gas. IRC Section R106.1.

The light fixture to the left of the entry gate is missing the circuit to which it is to be connected. Please clarify. IRC R106.1.

Clarify that all light fixtures outside of an enclosed building, including under porch roofs or roof overhangs, shall be listed for use in wet or damp locations. 2003 IRC Section E3903.8.

Light fixtures in bathtub and shower locations shall comply with 2003 IRC Section E3903.9 and E3903.10.

Luminaries installed in clothes closets shall comply with 2003 IRC Section E3903.11.


ENERGY CODE COMMENTS:

Sheet #6
At entry section “G”, the note to trim the insulation up to the top chord at the entry wall will negate the roof ventilation. Continue the insulation over the entry wall and entry ceiling. 2003 IRC Section R806.
