This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. All plans shall comply with 2003 IRC (less plumbing plans). Revise all notes and references. Floor Plan 1. Provide self-closing door from garage to dwelling (see 2003 IRC amendments). 2. Specify zero-clearance fireplace. 3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered. 4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. Structural Plan 1. 5/2 - Provide 12" into undisturbed soil. 2. 3/4 - Provide cross bracing for gable end. 3. 6/4 is misplaced on roof framing plan. It should be over back porch. 4. 4/4 is not referenced on roof framing plan but it seems to belong to the covered entry where 6/4 is currently. 5. What type or roof structure is over covered entry? Trusses or conventional framing? Specify and provide truss or framing notes (i.e. spacing and size or rafters, collar ties, etc.). Plumbing, Mechanical and Electrical Plans 1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. Revise all notes and references. 2. Gas line is undersized. Initial run from meter to range should be 1-1/4" per table 12-3, 1994 UPC. Also, specify gas pipe material (Sch 40 black pipe?). 3. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 4. Return air shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). Minimum 16" dia. 5. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. MODEL ENERGY CODE 1. Call out "U" values of the windows and doors on plans in compliance with the energy calculations provided.
