Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

NOTE: Remove all notes that do not apply to the constuction of this project.

SITE PLAN: (NOT REQUIRED FOR MODEL PLANS)

1. Indicate the location of the sewer line on the property, and where they enter the building.

FOUNDATION PLANS:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1, a soils report is not required. It is up to the designer / homebuilder to be aware of the soil and conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect the soils reports recommendations.
2. Note and detail minimum reinforcing, or provide code justification for alternate.
For stem-wall - (1) #4 re-bar in the top of the stem.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' O.C. and within 12" of each end of sill plate per R403.1.6.---------missing detail 5/3

FLOOR PLANS:
1. Jesus, I made a mistake in telling you a one hour wall was required, it is not required. If you are still going to use it as a one hour wall then the cooler cannot serve both sides[duct work acts as a penetration]. Delete the firewall or duct work serving both sides.

STRUCTURAL PLANS:
1. Completely detail all connections and cross-reference to the foundation and framing plans:
Ledgers to masonry --------indicate bolt size and spacing as per IRC r606.10
Joist to ledger----LU26 won't work for 2x12
Details 6/3 and 8/3 show different rebar spacing, also bond beam and nonbearing ledger missing
2. Note and size all roof drains or scuppers on flat roofed areas per R903.4.

SECTIONS - DETAILS - MISC. NOTES:
1. On standard detail sheets, cross out all details that do not apply or are not being used.
2. Wood sill plates shall be foundation grade redwood or pressure-treated wood per R320.------Detail 5/3
3. Note and specify all ledgers and connections to wood, frame or masonry.


PLUMBING PLANS:
1. As per 2003 IRC section R306.4 all lavatories must be supplied with hot water.
2. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.

ELECTRICAL PLANS:
1. Riser diagram indicates 80 amp subpanel, plans indicate 50 amp subpanel -------clarify.
2. Note the location, type and amperage of the panel. Note the grounding and bonding method. -----ground rods or ufer required at detached structures
