PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2003 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

4. LIST THE SQUARE FOOTAGES FOR ALL THE FOLLOWING AREAS SEPARATELY ON THE DRAWINGS:
- LIVABLE AREA
- GARAGE
- PORCH/PATIO COVERS
- DECKS

FLOOR PLANS:

1. LABEL ALL ROOMS AND SPACES WITH A NAME THAT REFLECTS THEIR USE..

2. IDENTIFY THE RECTANGLE WITH A CIRCLE AT MID POINT.

3. WHAT IS THE LENGTH OF THE EXISTING RAFTERS BEARING ON THE PROPOSED 6068 AND WHAT IS THE COMPOSITION OF THE EXISTING ROOF?

4. NOTE THAT BATHTUB AND SHOWER ENCLOSURES SHALL BE FINISHED PER p2710 WITH CERAMIC TILE, OR A
LISTED ENCLOSURE, TO A HEIGHT OF 72" ABOVE THE DRAIN PER R307.2

5. LOCATE AND IDENTIFY SHEAR WALL TYPES AND LOCATIONS. PROVIDE NAILING SCHEDULE. HOW WILL THE WEST END OF THE PORCH BE BRACED? SEE R610.2 .

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR FLOOR DEAD LOAD AND LIVE LOAD, ROOF DEAD LOAD
AND LIVE LOAD.

2. PROVIDE THE SPACEING OF THE JOISTS. ARE THE JOISTS "ROSEBURG FOREST PRODUCTS"? IF THEY ARE, PROVIDE A ROSEBURG CHART FOR A 40PSF LIVE LOAD AND A 15 PSF DEAD LOAD. ROSEBURG HASN'T RETURNED MY CALL.

3. SPECIFY LUMBER GRADE AND SPECIES.



ELEVATIONS:

1. PLEASE CLARIFY THE NEW STRUCTURE'S HEIGHT. MAKE SURE THE NORTH AND EAST ELEVATIONS HAVE THE SAME HEIGHTS.

2. SHOW CALCULATION OF ATTIC VENTILATION AREA IN COMPLIANCE WITH R806.2. NOTE LOCATION OF ALL
VENTS NEEDED TO COMPLY.

SECTIONS - DETAILS - MISC. NOTES:

1. 3, 4 / 3 ; IUT310 DOESN'T FIT THE I-JOISTS.

2. 3, 4, 6 / 3 ; ONE ½" X 5" LAG BOLT APPEARS TO BE INADEQUATE FOR THE LEDGER / STUD CONNECTION.

3. 3 / 3 ; THE DESCRIPTION OF THE CEILING MATERIAL WAS CUT OFF. PLEASE CLARIFY AND IF IT'S ½" GYPSUM BOARD PLEASE SPECIFY SAG-RESISTANT.

4. 5 / 3 ; HEADERS AND BEAMS ARE REQUIRED TO BE SUPPORTED FOR THEIR FULL WIDTH. THE 2 X 4s ARE LESS THAN THE WIDTH OF THE 5 1/8" GLB.

5. 1, 5, 6 / 3 ; PROVIDE FIRE BLOCKS AT THE CEILING LINE. THE PLATFORM FRAMEING IS A GOOD WAY TO PROVIDE LATERAL STABILITY FOR THE PARAPET AS OPPOSED TO THE PLATFORM FRAME OVER THE BEAM AS SHOWN IN 4 / 3 .

6. 4 / 3 ; HOW WILL LATERAL STABILITY OF THE PARAPET BE PROVIDED?

7. 1, 4, 6 / 3 ; DESCRIBE THE ROOFING MATERIAL.

8. SECTION A / 4 ; PLEASE SPECIFY SAG-RESISTANT TYPE WALL BOARD ON THE CEILING.

PLUMBING PLANS:

1. NOTE AND SPECIFY ALL PIPING MATERIALS.

2. JUSTIFY THE EXISTING WATER DISTRIBBTION SYSTEMS ABILITY TO SERVE THE EXISTING AS WELL AS THE PROPOSED PLUMBING FIXTURES.

3. PLEASE INCLUDE THE HOSE BIBS, EXISTING AND PROPOSED, IN THE FIXTURE SCHEDULE.

4. WATER LINE: PROVIDE TOTAL FIXTURE DEMAND & MAXIMUM DEVELOPED LENGTH

5. NOTE ON PLAN COMPLIANCE WITH WATER CONSERVATION; WATER CLOSETS 1.6 GALLONS PER FLUSH, SINKS
AND SHOWERHEADS 3 GALLONS PER MINUTE.

6. PVC PIPING IS PERMITTED ONLY FOR OUTSIDE OF THE BUILDING .

7. THE FLAT VENTS AREN'T PERMITTED AT THE WATER CLOSET AND SHOWER / TUB.

8. PROVIDE A VENT FOR THE BAR SINK.

9. NOTE ON PLANS THAT SHOWER AND TUB / SHOWER COMBINATIONS THAT HAVE INDIVIDUAL CONTROL
VALVES SHALL BE OF THE PRESSURE BALANCE OR THERMOSTATIC MIXING VALVE TYPE.

10. PLEASE CLARIFY THE SIZE OF THE DRAIN FOR THE BAR SINK.

ELECTRICAL PLANS:

1. PLEASE CONFIRM THE 40,000 WATTS FOR SMALL APPLIANCES.

2. PLEASE CONFIRM THE 10,000 WATTS FOR THE A/C.

3. PLEASE CHECK THE MATH IN THE ELECTRICAL LOAD CALCULATIONS.

4. THE TWO RECEPTACLES AT THE BAR SINK AREN'T PERMITTED FACE UP.

5. WHERE CEILING FANS ARE SHOWN ON THE PLANS, PROVIDE A NOTE INDICATING ONLY APPROVED
OUTLET BOXES SHALL BE USED.
