Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. All plans shall comply with the 2003 IRC (less plumbing plan). Revise all notes and references.

Foundation Plan

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1, a soils report is not required. It is up to the designer / homebuilder to be aware of the soil and conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect the soils reports recommendations.

Structural Plans

1. Lateral analysis (line 2) - Notes on floor plan don't match calculations. (Line 3) - Anchor bolts and lag bolts on foundation plan don't match floor plan notes or calculations.
2. 4 and 4A - What is the difference? Where are right and rear elevations?
3. Show locations of roof vents.
4. 1&2/7 - Minimum depth of into soil is 12"- show 6" from sill plate to grade - callout rebar in footing.
5. 4/7 - Show 12" into undisturbed soil and 6" to bottom of post from grade. Callout rebar.
6. Provide nailer (non-bearing condition) detail for garage and sloped roof over bedroom 3. Also, Provide non-bearing wall detail for trusses
7. Insulation on bottom of roof deck suggests unvented attic space (see handout). Clarify.
8. Truss calcs - Locate T2A. Girder truss T5 must show 2x12 loads (can't tell - illegible).
9. (2) 2x6 header over garage mandoor is inadequate for two point loads - one at 930# (from (2) 2x8 header) and one at 1125# (from T2A, I believe).
10. Provide post to beam connection detail at front and rear porch.
11. Front porch - 2x2 hip beam? Clarify.
12. 8/7 - Provide positive connection of non-bearing trusses to bearing wall.
13. Specify roof sheathing or purlins over roofs with corrugated metal.

Electrical Plan

1. Range is a minimum 50-amps.
2. Show water heater outlet.
3. Load calcs note 1756 sq. ft., yet floor plan notes 1853 sq. ft. of livable space. Clarify. Add water heater load and range load.
4. Add circuit #18 to arc fault protection note.
5. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.

Plumbing and Mechanical Plans

1. Show all VTR's on plan or revents on isometrics.
2. Revise fixture unit calcs per 1994 UPC (tables 6-3 & 7-3). Include hose bibbs in supply total. 1-1/4" supply line is most likely necessary with 33 f.u.
3. Specify gas pipe material.
4. Combustion and relief vents must communicate with the outside directly.

MEC

1. MEC (u=.53) don't match plans (u=.72 & .77) Doors only.
