The following comments are based on a 24.96 building area expansion, resulting in a full code compliance review of the expansion area and new loading zone access area. 1. Add lot dimensions and bearings. (D.S. 2-02.2.1.A.5) 2. List the height of the existing building and proposed height for the patio addition. MS&R building setback from Speedway may not be verified until this information has been provided. (D.S. 2-02.2.1.A.6 and .7) 3. Provide a "future" site plan, which shows how the site will conform to all Land Use Code and Development Standard requirements upon Speedway Blvd. And Grande Avenue road widening. It appears ten (10) parking spaces including two (2) handicap spaces will be lost due to future road widening. (D.S. 2-02.2.1.A.8) (D.S. 2-02.2.2.A.4) 4. Dimension vehicle parking spaces. 5. Label and dimension existing and future sight visibility triangles. (D.S. 2-02.2.1.A.10) 6. Dimension points of ingress and egress and parking area access lanes (PAALs). (D.S. 2-02.2.1.A.11) 7. If applicable, provide a detail of existing and/or proposed free-standing signage or billboard. (D.S. 2-02.2.1.A.13) 8. Size of loading zone required shall be 12' x 35'. Correct the length noted under the parking calculation block. 9. Access to the loading zone from the alley is not permitted because zoning along the south side of the alley within the block is R-2. Per LUC Sec. 3.4.4.2, access to a loading zone from an alley is permitted, provided the alley is paved for its entire block length, and zoning on both sides of the alley, for the entire length within the block is nonresidential. In addition, the loading zone must be paved, striped, and meet landscaping and screening requirements. These requirements will also apply to the driveway providing access to the loading zone. (LUC Sec. 3.4.3.7) (D.S. 2-02.2.1.A.14) 10. Label and dimension the existing and future right-of-way and curb locations for Speedway and Grande. (D.S. 2-02.2.1.A.19) 11. Dimension the building setback from back of future curb along Grande Avenue to the face of the patio addition's building wall facing Grande. 12. If applicable, all existing and/or proposed easements of record must be graphically shown on the plan together with recording docket and page reference and whether they are public or private. (D.S. 2-02.2.1.A.20 13. Label the zoning classification of the adjacent properties. (D.S. 2-02.2.1.A.28) 14. List the existing use "Food Service, development designator 28, subject to Sec. 3.5.4.6.A and .C." 15. Major Streets and Routes Covenant must be signed, notarized, and recorded. Provide a copy of the recorded covenant prior to site plan approval. Covenant is attached to the yellow site review card. 16. List the previous variance case number as a general note. (D.S. 2-02.2.1.A.38) 17. Provide the floor area ratio calculation. (D.S. 2-02.2.2.A.3) 18. All requested changes must be made to the site and landscape plans, where applicable. (D.S. 2-07.2.1.A) If you have any questions about this transmittal, please call Dan Castro, (520) 791-5608 ext. 1180. An appointment is required to discuss these comments in person. |
