Wilmot Road Site Plan Review TRANSMITTAL: January 10, 2005 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. It is acknowledged in response comment #2 that a tentative and a final plat will be submitted. The site plan will approved upon approval of the plat. Or, in order to approve the site plan for the charter school prior to plat approval, the new proposed interior lot line must be removed from the drawing and entire site area must be included for in all calculations. The easement may then be recorded as part of the platting process. 2. The sidewalk providing access to the site from Wilmot Road must be surfaced with Portland cement, brick pavers or any surface equivalent in smoothness, hardness and durability per DS 2-08.5.1.C. Site Plan Review REVIEWER: Loren Makus ACTIVITY NUMBERS: T04CM04899 SUMMARY: The Site Plan was reviewed by Development Services Department Engineering Division and was not approved at this time. Revise the site plan in accordance with the following comments.. Site Plan comments: 1. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. See comment No. 2 of the DR. 2. Provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 3. 10. List estimated cut & fill quantities per D.S. 2-02.2.1.17. 4. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. 5. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 6. Provide all drainage details on the Site Plan. 7. The Stormwater Pollution Prevention Plan will be reviewed with the grading plan. 8. Revise the entry sidewalk on the Site Plan to provide a concrete surface or the equivalent as required by the Development Standard 2-08.5.1.C. Revise the Site Plan, to address all of these comments and resubmit two copies of the Site Plan and Drainage Report.
