1. The proposed use is subject to LUC 3.5.3.7. Demonstrate compliance with all requirements of this LUC Section. For example, per LUC 3.5.3.7.C, all outdoor activity shall be held more than 50 feet away from property lines adjacent to R-3 or more restrictive zoning. Dimension this setback distance from the adjacent RX-2 zoned property to all outdoor play areas. Based on the site plan, the basketball court and ball fields do not appear to meet this requirement. Revise drawing as necessary. Also, place a note on the plan stating the hours of operation to demonstrate compliance with LUC 3.5.3.7.C

2. Add a complete legal description for the subject property to the site plan. Because there is an access easement shown, and because the property is broken into two separate acreage areas (6.41 acres for the school site and a separate 4.96 acres with an unspecified use), it is assumed that a lot split will be processed. The Site Plan (SP) and Drainage Report (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Include a response letter to the comments along with the corrected copies of the SP.
2. Provide a property description per D.S. 2-02.2.1.3.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. Will the property be spilt in the near future?
5. Sidewalks are required along the frontage of the property per D.S. 3-01.3.3.
6. Label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
7. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
8. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. See comment No. 2 of the DR.
9. Provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.

17. Provide details for the dumpster enclosure. The min. distance inside the enclosure, between bollards is 10' each way.
18. Provide all drainge details on the plan.
19. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
20. Show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
21. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
22. List the consulting engineer and the owner/developer on the plans with the pertinent information.
23. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
24. A Stormwater pollution prevention plan (SWPPP) is required during Grading plan submittal. Contact Paul P. Machado at 791-5550 x1193.

Drainage Report:
1. Include a response letter to the comments along with the corrected copies of the DR.
2. Delineate the 100-year flood plain limits of the Rose Hill Wash on the applicable exhibits.
3. Provide 5-year threshold retention for DON-2.
4. The developed drainage areas shall match and drain to the existing conditions. The development must also accept the existing drainage at the existing point of entry. CP-1 of the developed conditions does not match CP-1 of the existing conditions. Revise as required.
5. Submit percolation test for the retention basin.
6. Include in your next submittal, a notarized letter in the DR, the agreement between the new owners and old owners concerning the retention basin. The statements in the DR to this effect indicate that the property will be split. Please verify.
7. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.
8. Show the project address on the cover of the Drainage Report.
