(CODE SECTION/ DEVELOPMENT STANDARD) 1. The overall site contains a total of five (5) bedrooms as defined by LUC Sec. 6.2.2 (bedroom definition). Four (4) bedrooms plus one (1) family room for a total of five "bedrooms". Five (5) bedrooms will require three (3) vehicle parking spaces to be provided as described in below comment number three (3). (LUC Sec. 3.5.7.1.G) 2. For all single family dwellings in the R-1 zone with five or more bedrooms, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provisions of barriers in conformance with Development Standard 3-05.0. Vehicle parking spaces may not be located in a vehicular use area in any front street perimeter yard. Tandem parking is not allowed and parking in the carport does not count towards the three (3) required spaces. (LUC Sec. 3.5.7.1.H) 3. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. All plans shall comply with 2003 IRC (less plumbing plans). Revise all notes and references. Floor Plan 1. Size existing bedroom window that opens to new porch. Egress issue. Minimum requirements are: Maximum sill height of 44". Minimum net clear opening area of 5.7SF. Minimum net clear opening dimension of 24" height and 20" width. 2. Provide access to each separate attic and under floor space that exceeds 30SF per R408.3 and R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space. 3. Center mullion on new casement window cannot be fixed or egress from bedroom will not be met. Provide note. 4. U values for windows and doors on plans do not match calculations. Clarify. Also windows must be Low 'E'. 5. North elevation is missing family room window. Structural Plan 1. Provide cricket to facilitate drainage at location where new wall, new porch roof and existing roof meet. 2. 1/A4 - Simpson concealed connection are called out for two size beams yet only 4x8 beams are shown on plan. Clarify. 3. Provide slope of new porch roof. If less than 3:12, ridge must be modeled as a beam with a post at each end. If 3:12 or greater provide collar ties at 48" o/c. 4. 1/A4 - detail of roof rafters on porch beams does not reflect conditions in respect to the slope of the roof. 5. Specify roofing on porch. 6. Detail gable end bracing and it's connections to structure. 7. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. IS THE OVERFRAMING A TRUSS? 8. Wb/A6 - Detail is called out at 4x8 porch beam to existing masonry wall. Clarify and provide connection detail for this condition. 9. Ep/A6 - Epoxy is not required for these rods. Consider removing notes in order to avoid special inspection. 10. N/A6 - Callout anchor bolt size, spacing and embedment. 11. Eb & Pf/ A6 - Dimension 6" from finish grade to bottom of post. 12. Insulation cannot be applied to underside of roof deck when shingles are used as roof. 13. M/A6 - calls out 2x6 at 24" o/c. All other notes say 16" o/c. Clarify. 14. Foam insulation: Clarify your compliance with R314 on the main walls and those walls to the attic per R314.2.3. 15. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 16. (2) 2x4 header is not adequate for 3' span. Resize headers. Plumbing, Mechanical and Electrical Plans 1. Plumbing note #3 - revise "1024" square inches. 2. Size P&T line. 3. Locate sewer line on site plan. 2 way cleanout required at front of addition. 4. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 5. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Detail how you will comply. Size vents in door. 6. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 7. Check receptacle spacing at front of family room. Within 6' of door.
