This plan was reviewed in accordance with applicable divisions of the Development Standards (DS), Land Use Code (LUC), American National Standard Institute (ANSI) and International Building Code 2003 Issue (IBC). This project was specifically reviewed for compliance with the required site plan criteria delineated in DS Section 2-02. 2. Per DS 2-02.1.A, the plan should be amended to show an engineering scale no larger than 1:60. 3. Per DS 2-02.1.4, a location map meeting DS 2-05.2.0.D standards is required on the site plan. 4. Per DS 2-02.1.5, dimensions for the lot (at all property lines) are needed. All property lines should be labeled (including the property line between lots 8 and 9), and all lot sizes listed in square footage. 5. Per DS 2-02.1.6, heights and uses for all buildings should be declared on the plan. 6. Per DS 2-02.1.7, the LUC required setbacks and proposed/existing setbacks for all buildings is needed. 7. Per DS 2-02.1.8, detail drawings dimensioning typical and handicapped parking spaces should be provided. Please include wheel stop barrier dimensions -to meet standards of DS 3-05.2.3.C. 8. Per DS 2-02.1.8 and DS 3-05.2.2.D, a back up spur is required at the southeast corner of the lot. Please review DS 3-05.2.2.D to ensure the plan is amended to include a back up spur meeting code. 9. Per DS 2-02.1.8 and LUC 3.3.4. under Trade Service Repair Major parking calculations (applicable for this development), this project requires parking at 1:1000 s.f. of gross lot area. Please list this ratio on the site plan. Please provide the total lot area (approximately 17,000 s.f.) and ensure parking (due to comment 8) meets this requirement. Please ensure all non-handicapped parking spaces meet LUC 3.3.7.2 standard sizes. Handicapped parking space standards are listed in ANSI chapter 5. 10. Per DS 2-02.2.1.10, show both current and future sight visibility triangles for Utah St. and 12th Avenue 11. Per DS 2-02.2.1.11, dimension ingress/egress and all parking area access lanes (PAAL). Please ensure the PAAL is to standards of DS 3-05.2.1.C. 12. Per DS 2-02.2.1.12 and DS 2-08.3.1, pedestrian circulation is required throughout the entire site. Per DS 2-084.1.A & D pedestrian circulation must be provided from Utah and 12th. Please amend the plan, ensuring sidewalks meet standards in DS 2-08.5.1. 13. Per DS 2-02.2.1.12, handicapped circulation is also required to all public buildings on the site. Please label the widths of all handicapped access aisles on the plan, and call out location and elevation of all handicapped ramps proposed on site. Please ensure handicapped access aisles meet ANSI chapter 5. Per IBC 2003, 1 handicapped accessible space is required for every 25 parking spaces provided. Of that number of handicapped accessible spaces, a minimum of 1 van accessible parking space is required. The van accessible space and associated access aisle are to meet standards of ANSI 502.2. Please revise the plan and provide dimensions accordingly. 14. Per DS 2-02.2.1.13, should signage be proposed for this development, please ensure the details for the sign(s) - including locations, types, sizes and heights - be shown on the revised plan. 15. Per DS 2-02.2.1.14 - please label the distance between the parking space and loading zone. Be advised, per LUC 3.4.4.3, a loading zone requires screening. Please revise the plan to this code requirement. 16. Per DS 2-02.2.1.19 - please provide the travel lane dimensions for Utah Street. Utah Street is a Major Street and Route for setback purposes only, due to the site's proximity off of 12th Avenue. In addition, please clarify/label the centerline for 12th Avenue. 17. Per DS 2-02.2.1.20 - if applicable, please show easements with their recording information and type. 18. Per DS 2-02.2.1.25 - if applicable, please show any freestanding lighting layout and type on the plan. 19. Per DS 2-02.2.1.28 -show the zoning for the subject lots, all adjacent sites and across all streets. 20. Per DS 2-02.2.1.31 - please list the current and proposed uses for the site(s). 21. Per DS 2-02.2.1.32. Please show dimensions for the dumpster and enclosure on the plan. 22. Per DS 2-02.2.1.33 - if applicable, please list any variances, Lot Development Options, etc. 23. Per DS 2-02.2.2.A.1. - please list the gross and net lot areas for the project. 24. Per DS 2-02.2.2.A.3 -list the floor area ratio of the buildings as separate lots and as a combined lot. 25. Per DS 2-02.2.2.A.6 -list the percentage building area and lot area expansion. To clarify, this project consists of two lots, 8 and 9. Lot 8 is developed, thus all work to lot 9 and the addition of lot 9 to the project are expansions. 26. A lot combination and associated lot combination covenants will be required for this project to proceed. 27. Please revise the site plan to ensure all typeface is a minimum of 12 point in size (or larger). 28. Street landscape borders shall be a minimum of ten (10) feet wide as measured from the street property line. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by Sec. 2.8.3.4. 12th Avenue between 43rd Street and Drexel Rd. will be a 90' ROW. Correctly draw future ROW and landscape border as necessary. 3. A street landscape border, Sec. 3.7.2.4 of the LUC, is an area running the full length of the street property line(s) bounding the site except for points of ingress-egress. Street landscape border is required along the full length of Utah St. 4. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 5. 20% of shrubs in landscape border are required to be 5-gallon size DS 2-06.3.5. 6. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g 7. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4 8. See "redlines" provided and include with a resubmittal for reference. Please provide a revised site plan addressing all comments and redlines provided. 1. Depict drainage patterns, proposed finish floor elevation(s), and finish grades - Development Standard (DS) 2-02.2.1 A 16. 2. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines (DS 2-02.2.1 A 21). 3. Depict, label and dimension new SIX (6)' wide sidewalk 2' from back of curb in the 12th Ave. right of way, in accordance with Mayor and Council Policy directive for new sidewalks on all major streets and routes (slight deviations in distance from back of curb to clear existing utilities, construct the sidewalk within the right of way, or other similar instances, may be appropriate). 4. Identify and label all existing curb cuts in the adjacent public rights of way, and provide notation on the plans that any unused curb cuts are to be closed (Chapter 25, Tucson Code). 5.
