| 11/30/2004 | David Rivera | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: David Rivera Senior Planner FOR: Patricia Gehlen Principal Planner PROJECT: T04CM04793 3183 N. Freeway Industrial Loop New General Manufacturing Site Site Plan Transmittal date: 1st Review November 30, 2004 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Add a true north arrow to the site plan drawing. DS 2-02.2.A.1 2. Revise the legal description to state the correct subdivision plat name and add the map and plat number 54/18. DS 2-02.2.1.A.2 3. List the correct address of the properties to be developed. The address for the lot in question is listed on the Pima County Mapguide website as 3183. Revise as required. DS 2-02.2.1.A.3 4. Add and label to the location map the delineation of the Santa Cruz River. Also, please label the street "Freeway Industrial Loop". DS 2-02.2.1.A.4 5. A completed and recorded lot combo form will be required prior to approval of the site plan. In addition to the lot combo requirement a parcel tax code combo must be completed through the Pima County Assessor's Office. DS 2-02.2.1.A.5 6. Please clarify if the 10'x28' modular structure is the only structure proposed on this site. Please indicate on the plan if a Ramada or some form of structure will be placed over the concrete slab or storage sheds. DS 2-02.2.1.A.6 7. Parking is based on the GFA of the building or any area that is used for the manufacturing of goods on site. In order to insure that the correct number of parking spaces have been provided the use or the type of manufacturing and location on the site where the manufacturing will occur must be clarified, listed, and defined/dimensioned on the site plan. Additional comments may forthcoming on this issue on the next review of the revised plan and proposed use and location. DS 2-02.2.1.A.8 8. Bicycle parking is based on the number of parking spaces provided on site at a ratio of 90 percent class one and 10 percent class two facilities. At this time I cannot verify the number of bicycle parking spaces required until other issues are addressed, (See comment 7). Indicate on the site plan, the location of the bicycle parking facility. The facility must be located next to the pedestrian path (sidewalk). The type of surfacing must be listed and the type of lighting must be drawn and labeled. Additional comments may forthcoming on this issue on the next review of the revised plan and proposed use and location. DS 2-02.2.1.A.9 9. Existing and if applicable future sight visibility triangles must be drawn, dimensioned, labeled on the site plan sheet. See Engineering reviewer comments related to this standard. (The legend includes a symbol for the SVT but the SVT's were not drawn on the site plan.) DS 2-02.2.1.A.10 10. A four-foot wide concrete sidewalk must be constructed from the sidewalk in the right-of-way to the onsite pedestrian sidewalk. The sidewalk must lead to the building. Also this sidewalk may be the accessible route but must meet all ADA requirements. The minimum slopes for any ramp must be no greater than 1:12. Please demonstrate on the plan how this standard will be met. A requirement to provide pedestrian circulation to other work areas may be required. Review of the revised site plan will determine whether additional sidewalks are required. Additional comments may be forthcoming on this standard. DS 2-02.2.1.A. 11. If applicable draw the location of all existing or proposed freestanding signs including existing billboards. The location, size, and type of sign must be labeled. DS 2-02.21.A.13 12. The number of loading zones is determined by the gross floor area of the building including any outside area that is utilized for the use. If this is a general manufacturing use as stated in the code data all areas that are used for the manufacturing will be counted as floor area in order to determiner the number of loading zones required. Additional comments may forthcoming on this standard and LUC requirement. DS 2-02.2.1.A.14 13. If applicable all easements of records or proposed easements must be drawn and labeled on the site plan. The location, purpose and width of the easement must be labeled. DS 2-02.2.1.A.20 14. The centerline of the Freeway Industrial Loop must be depicted and labeled on the site plan. The centerline to curb and curb to property line must be dimensioned. DS 2-02.2.1.A.21 15. If applicable, existing or proposed freestanding lighting must be drawn on the site plan. The location, type, and height of the light poles must be labeled. DS 2-02.2.1.A.25 16. See the Landscape reviewer comments related to requirements for landscape borders, screening, and NPPO. DS 2-02.2.A.27 17. Label the zoning classification adjacent to the west property line. The zoning per the COT zoning maps is designated as I-1. DS 2-02.2.1.A.28 18. List the existing use of the property. If the property is vacant list as "Existing use - Vacant". If the site is developed or is used in conjunction with a use that is not on the site please state so. DS 2-02.2.1.A.31 19. Please show the location and type of the refuse proposed for this development. See Engineering comments related to this standard. DS 2-02.2.1.A.32 20. Please revise the front setback note to state that the setback is based on the "greatest of 20 feet or one and one-half times the height. Please list the height of the proposed modular structure and list the overall height from design grade to the tallest point of a gable roof.
