Please provide a revised site plan and a response letter addressing all of the following comments: 1. The proposed placement and access for the loading zones and parking spaces adjacent to 16th Street may not be allowed within any portion of the public right of way. Written permission from Tucson Department of Transportation (TDOT) - Engineering Division and the City's Real Estate Division must be provided, specifying what approval(s) if any, have been granted. Provide reference to any supporting documentation or recordation information with copies included in a resubmittal (DS 2-02.2.1 A 14 & 32 and DS 6-01.0). 2. Depict drainage patterns, existing finished floor elevation(s) and finish grades (Development Standard - DS - 2-02.2.1 A 16) 3. Provide existing topographic contours at intervals not exceeding 2 feet and/or spot elevations as pertinent, and Bench Mark based on City of Tucson datum, including City filed book and page number (DS 2-02.2.1 A 23). 4. Provide estimated cut/fill quantities for any proposed parking lot grading (DS 2-02.2.1 A 17). 5. All easements of record (Railroad and private access easements) must be shown graphically on the plan together with recording docket and page reference (DS 2-02.2.1 A 20). 6. Depict the proposed refuse container size in a dumpster enclosure detail, fully labeled and dimensioned. The refuse provision must be constructed and placed in an accessible location, in accordance with Development Standard 6-01.4.0. Please note that a minimum (PAAL) width of 14 feet is required for solid waste vehicle accessibility (DS 2-02.2.1 A 32). 7. New 5' sidewalk is required to be constructed 2' from the back of existing curb along the entire street frontage, in accordance with Development Standard 3-01.3.3 A. Please indicate such with appropriate labeling and dimensioning on the plan. 8. Revise the radius depicted at 16' to be a minimum of 18 in accordance with Development Standard 3-01.10, Figure 6. 9. Keynote 7 appears to proposed new asphalt paving on adjacent property or properties. Written permission from the affected property owner(s) must be provided prior to approval by this office for any work outside of the property. 10. Reference Pima County/City of Tucson Standard Detail (SD) 206 for the proposed new driveway aprons, and provide a detail on the plan. 11. Check/revise keynotes 3, 6 and 14 as appropriate. Please submit a revised Site Plan addressing all items listed above. Subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions to the site plan.
