11. The driveway location on Speedway must be eliminated. Driveways must be a minimum of 80 ft. apart on MS&R streets. The driveway shown is closer than 80 ft. from the driveway to the east. Transportation Access Management Guidelines, 5.4

13. Sidewalks must be physically separated from any vehicular area by means of curbing, barriers, or other means. The sidewalks shown on the plan must be separated from the vehicle area. DS 2-08.4.1

3. Street landscape borders shall be a minimum of ten (10) feet wide as measured from the street property or MS&R lines, and located entirely on site per LUC 3.7.2.4

4. The planting plan and layout calculations will include the following Information:

· The location of individual plants one (1) gallon or larger in size
· Sizes of plants indicated in boxes, gallon cans, or flats or by height
· Ultimate size of plants indicated by the spread of canopy, circumference of shrubs, or spread of ground cover.
· Both the proper and common name of each type of plant material.
· Locations, size, and name of existing vegetation to remain in place.
· Material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7

5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4

6. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

7. 20% of shrubs in landscape border are required to be 5 gallon size DS 2-06.3.5.F

8. Within a vehicular use area, one (1) canopy tree is required for each (10) motor vehicle parking spaces and canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a

9. Include on landscape plan the length and width of landscape borders per DS 2-07.2.2.A.2.f

10. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g

11. Provide a 30"continuous screen for vehicle use area along Camilla Blvd. and Speedway Blvd. per LUC Table 3.7.2-1

The following comments are based on a change of use from retail to personal service, resulting in a full code compliance review of the entire site.

1. List the legal description of the property. (D.S. 2-02.2.1.A.2)

2. Add lot dimensions and bearings. (D.S. 2-02.2.1.A.5)

3. List the size and height of the existing building. (D.S. 2-02.2.1.A.6)

4. Dimension vehicle parking spaces or provide a fully dimensioned typical parking space detail for both standard and handicap parking spaces. (D.S. 2-02.2.1.A.8)

5. An eight (8) foot wide access aisle is required for the handicap parking spaces provided in conformance with ICC/ANSI A117.1-1998 Section 502.4.

6. List the vehicle parking calculation. The calculation shall include the number of vehicle parking spaces required and the number provided. If applicable, please include the number of spaces provided through a lease agreement with the adjacent property. LUC Sec. 3.3.4 "Personal Service" requires vehicle parking to be provided at a ratio of one (1) space per 100 square feet of gross floor area. A copy of an old site plan from DSD records submitted with this site plan shows that there is not enough vehicle parking (excess) for the theatre to lease to Gadabout. A copy of the City "Off-site, off-street vehicle parking agreement informational packet" is attached to the yellow site review card. This packet provides information on requirements and specific language that must be incorporated into the agreement provided. You may also contact me to receive a copy of this packet. 7. List the number and class type of bicycle parking provided and required. (D.S. 2-02.2.2.A.4)

10. Per D.S. 2-08.4.1.A, a minimum four (4) foot wide sidewalk must be provided from the sidewalk in the Camilla Boulevard right-of-way to the building entrance.
