Waverly Street New residence and addition to existing residence Site plan 2nd Review Transmittal date: April 20, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Zoning has reviewed this project in accordance with applicable divisions of sections 2.3.4 and 3.5.7.1 of the Land Use Code (LUC). The project, as proposed on the submitted site plan, is the construction of an addition to an existing residence and a new residence to be attached to the existing residence. Per the definition of a bedroom, as delineated in the LUC, the project as planned will have a total of ten (10) bedrooms. The LUC requires such development in the R-1 zone, as is applicable to this site, to have three (3) parking spaces for all new five (5) bedroom residences, with one (1) parking space provided for each additional bedroom on the lot. As a whole, this project will require a total of eight (8) vehicle parking spaces. The submitted site plan shows a parking lot providing seven (7) of the eight (8) required parking spaces for this proposed development. For zoning to approve this proposal, a Board of Adjustment variance to section 3.5.7.1.G of the LUC is required. 2.
