Waverly Street New SFR and addition to existing SFR Site Plan Transmittal date: 1st Review March 14, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The site plan submitted proposes two single-family dwellings. Per Section 3.5.7.1 of the Land Use Code, one unit must be 25% greater in size. The development, as proposed, does not meet this requirement, and cannot be approved. Please submit measurements and percentages meeting this requirement. 2. The site plan submitted indicates the new dwelling "B" will have six (6) bedrooms. The floor plan submitted shows only five (5) bedrooms. Please correct this inconsistency. 3. Per Section 3.5.7.1.H of the Land Use Code, parking spaces may not be located in a vehicular use area in any front street perimeter yard. Please submit an alternative parking area for the proposed parking spaces in the front yard along Waverly Street. 4. Per Section 3.5.7.1.G of the Land Use Code, three (3) parking spaces must be provided for the new single family five (5) bedroom residence proposed. In addition, an additional parking space is required for each additional bedroom on the site. The plan, as proposed, shows nine (9) parking spaces, two (2) of which do not meet Land Use Code standards as detailed in comment 3 above. Please provide an alternative parking plan showing eight (8) parking spaces (see comment 2 above) which comply with Land Use Code Section 3.5.7.1.H. The alternative is to apply and obtain a Board of Adjustment variance for one (1) parking space to construct the development as shown on the submitted site plan. Parking calculations must be added to general notes on the site plan. 5. Per Section 3-05.2.2.D of the Development Standard, a back up spur must be provided at the end of the row of parking if no ingress or egress is provided at that end. Please provide and label a back up spur that meets the standards listed in this referenced code. 6. Please provide the maximum height of each unit, as measured from finished grade. 7. Please indicate the subject property is zoned R-1 residential. 8. Please provide a legal description for the subject parcel. |
