3. Indicate existing and future sight visibility triangles. Near side is 345', Far side is 125'. D.S. 2-02.2.1.A.10 Fort Lowell Road is an MS&R and requires 100-feet of future right-of-way with an eleven-foot sidewalk area with a six-foot sidewalk. Correct and revise.

4. Indicate and label proposed signage.

5. Fully dimensioned loading space maneuvering area. D.S. 2-02.2.1.A.14

6. Indicate drainage patterns, proposed finish floor elevation(s) and finish grades. Do not obstruct offsite to onsite flows. D.S. 2-02.2.1.A.16

7. A grading review/permit is required. Submit a grading plan for review.

8. The access driveway shall be aligned with the existing driveway across the street. Dimension distance between adjacent driveways. Correct and revise. D.S. 2-02.2.1.A.18 Contact Dale Kelch with COT/DOT-Traffic Engineering, 5th floor Public Works Building for approval of driveway location.

10. Indicate contour intervals along with the north arrow and scale. This should be placed together. 05/13/2005 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. A street landscape border, is a area running the full length of the street property line bounding the site except for points of ingress-egress, Billboards can not be located within street landscape border per DS 2-06.3.4.C.

2. Any vegetation higher than thirty (30) inches must be located outside of the sight visibility triangles per 3.7.3.4. Cassia nemophila, Dasyliron wheelerii and Caesalpina mexicana will typically grow in excess of 4', acceptable substations would be Lecophyllum candidum (Thunder Cloud) and Agave geminiflora. Replace plants or revise plans as necessary.
05/16/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The existing billboard is located within future right-of-way. The billboard will have to be removed or relocated to an area in compliance with LUC regulations at time of road widening. A stamp, which explains this requirement will be added to the plan by the Zoning Review Section. (D.S. 2-02.2.1.A.19)

2. Label and dimension future curb location along Ft. Lowell Road. Face of future curb shall be located eleven (11) feet in front of the future right of way line. (D.S. 2-02.2.1.A.21)

3. Identify the paved area south of the proposed building. If this area is used for outdoor storage or display, it must be added to the vehicle parking calculation.

3. All requested changes must be made to the site and landscape plans.

4. Review of this plan by the Zoning Review Section may be done over the counter. Please contact Dan Castro to set an appointment.
