Comments: Submit a response letter explaing how all zoning comments have been addressed.

The previous zoning comments have not been addressed and therefore the previous comments are still applicable. Please clarify if the applicant is planning on applying to the Board of Adjustments for variances related to the requirements that have not been met based on this plan.



1. The residential site/building plans have been reviewed but cannot be approved at this time. The following criteria must be addressed.

a. LUC section 3.5.7.1.H requires that for all single family dwellings in the R-1 zone with five (5) or more bedrooms, and for all lots containing two (2) or more single family dwellings, with the second dwelling having more than one bedroom, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard.

This site must be developed to comply with the criteria as specified.

b. Also per an interpretation by the Zoning Administrator access will not be allowed through an alley.

c. The parking space in front of the site does not meet the criteria as specified in LUC section 3.5.7.1.H.

d. The vehicular use area in the rear yard must be paved and must meet the development standards 3-05 design criteria.

e.Submit a copy of the last approved site plan that demonstrates that the exisitng covered patio along the east side of the property has been permitted.

f. Several Board of Adjustment variances will be required in order to allow the proposed development as depicted on the site plan.
