This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Show compliance with R303.1 providing natural light into rooms (8%). 2. Show compliance with R303.1 providing natural ventilation (4%). 3. Detail and specify stair width (minimum 36" per 311.5.1), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R311.5.3), landing width (per R311.5.4), handrail heights (per R311.5.6.1), guardrail height (per R312.1) and intermediate rail spacing (per R312.2). 4. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Structural Plan 1. 3/A4 - Specify spacing of anchor bolts on plan. 2. Clarify additional roof framing. What is the purpose and how will the 2x6's attach to the metal trusses. Plumbing Plans 1. Show P&T lines for existing water heaters. 2. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. Mechanical Plans 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Show exhaust fan locations for bathrooms, water closet compartments and similar rooms in lieu of operable windows, per R303.3. 3. One room in a SFR must be provided with cooling. Studio/shop does not meet this requirement. Show how you will comply. 4. Gas fired heater is not allowed in bedroom per G2406.2. Show how you will comply with R303.8 for bedroom (sleeping space). 5. Specify whether existing water heaters are gas or electric. If gas provide combustion and relief vents. Electrical Plans 1. Locate panel B and provide schedule. 2. Note on plan that all electrical work shall comply with 2000 IRC chapters 33 - 42. 3. For the following comments (4-17)- Show existing conditions or new work to be done to comply for entire unit: 4. Designate the location and circuit of all required light fixtures, receptacles, and switches. Provide a panel schedule noting circuit number and size along with a general description. 5. At least one wall switch controlled light or outlet must be provided in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms per E3803.3. 6. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, per E3801.4.1. 7. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E3603.4. 8. Lights installed over shower or bathtub must be approved for use in wet area. (see E3903.8) 9. All receptacle outlets in bathrooms, kitchens, unfinished basements, garages or carports, at grade level and within 6' of a wet bar or kitchen sink shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, per E3802. 10. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5. 11. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, per E3603.3 and 3801.8. 12. Indicate the location of all air conditioning and heating units, air handlers, compressors, and disconnects. 13. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4) 14. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6. 15. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 16. Clarify the location and access to the sub-panel. 17. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1.
