1. Per Pima County Assessors Records, the site is comprised of two (2) parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. You may obtain a copy of the covenant online at: http://www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf

2. A total of 16 vehicle parking spaces are drawn on the site plan sheet C1. The vehicle parking calculation on sheet T1 states there is a total of 14 vehicle parking spaces provided. Correct the calculation as required. (D.S. 2-02.2.2.A.4)

3. Per LUC Sec. 3.3.4 "Food Service", a total of 30 vehicle parking spaces are required for this project. 16 spaces are provided. (D.S. 2-02.2.2.A.4)

6. Sight visibility triangles may not be verified for compliance until the existing and future right-of-way has been provided. It does appear that a portion of the sign is located in an area that could be future-right-of-way. If so, a stamp will be added to the plan indicating that upon right-of-way widening, all improvements in the future right-of-way will be removed at no expense to the City of Tucson. (D.S. 2-02.2.1.A.10)

7. A continuous sidewalk is required along the entire west side of the new and existing building. The sidewalk shall meet the requirements in D.S. 2-08. (D.S. 2-02.2.1.A.12)

8. Provide a fully dimensioned detail of the existing sign and if applicable, provide a detail of proposed signs and outdoor lighting. (D.S. 2-02.2.1.A.13) (D.S. 2-02.2.1.A.25)

9. The proposed use/s listed on sheet T1 shall be listed as follows: Principal Use: Food Service DD"30" subject to Sec. 3.5.4.6.C and 3.5.13.5. Secondary Use: Perishable Goods Manufacturing subject to Sec. 3.2.4, 2.5.4.4.B.1.c, and 3.5.5.2.

10. List the square footage allocated to the permitted secondary use (tortilla manufacturing) on the site plan. This information shall be listed as a calculation and shall include the total building square footage to verify compliance with 2.5.4.4.B.

11. If a Board of Adjustment variance is applied for and approved, please note the case number, date of approval, variance/s granted, and any conditions imposed on the sheet T1.

11/05/2004 Loren Makus ENGINEERING REVIEW Denied 1. Clearly label the future (ultimate) right-of-way width for Irvington road on the plan.
2. Revise the depiction of the solid waste enclosure. Clearly show that steel guard posts will be placed along the side walls of the enclosure in addition to the guard posts along the back wall. Clearly indicate that the posts will be positioned to allow ten feet of clear space.
3. Show that pedestrian ways will be kept flood free for all discharges up to a 10-year event. Show sidewalk scuppers or other means of directing roof drainage away from the sidewalks.
