02/10/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. The following comments are based on a 15% building area expansion resulting in a full code compliance review of the expansion area only.

1. DSMR to be applied for previous comment.
Per D.S. 2-08.4.1.C, a sidewalk will be provided adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAAL's intervene. (D.S. 2-02.2.1.A.12)

2. DSMR to be applied for previous comment.
Per D.S. 3-05.2.2.B.1, a minimum setback of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure (i.e. building) and a PAAL. (D.S. 2-02.2.1.A.11)

3. DSMR to be applied for previous comment. Minimum four (4) foot wide sidewalk is required.
Per D.S. 2-08.3.1, a pedestrian circulation path is required to be provided from any building to the pedestrian circulation path located in any adjacent street. In this case, if the building addition will have an entrance, a sidewalk shall be provided from the entrance to the pedestrian path located along Nogales Highway. If the street does not have a pedestrian pat then the on-site sidewalk shall be provided to the right-of-way line. (D.S. 2-02.2.1.A.12)

4. Since a DSMR has been applied for, if approved, please note the case number, date of approval, modifications granted, and conditions imposed as a separate general note. In addition, provide a copy of the decision letter.

02/25/2005 ANDREW CONNOR LANDSCAPE REVIEW Denied Landscaping is required along basin side slopes, bottom and periphery. Plant materials used in basins shall withstand periodic inundation. A minimum of 20 trees per acre must be provided, 33% of tress shall be 24" box or larger. A minimum of (2) shrubs for each tree is required per DS 10.01. Revise landscape plan to include detention basin treatment.

Engineering Division has reviewed the Subject items. The hydrologic/hydraulic report is approved for site and grading plan purposes. Approval of the site plan is not recommended at this time. Responses to previous site plan comments 1, 3, 5 & 7 remain unclear with this resubmittal, and have not been fully addressed. Please address the following:

1. Provide a basis of bearing. The consultant may wish to contact the surveyor for this information, as the bearing must be specified on the site plan (DS 2-02.2.1 A 5).
2. Provide estimated cut/fill quantities (DS 2-02.2.1 A 17).
3. Per today's discussion, previous site review comments 5 and 6, relating to solid waste provision requirements, are currently being addressed/resolved between the consultant and Environmental Services Department (John Clark, P.E.). Please assure approved onsite storage areas and pick-up locations are depicted on a revised site plan, and provide copies of any signed/written agreements and/or exhibits resulting from said discussions.
GRADING PLAN:
The grading plan must indicate all revisions that occur as a result of drainage report and site plan comments provided for this project. Please refer to Development Standard 11-01.0 for Excavation and Grading requirements (paving/grading note 5). Complete and include a grading permit application with a resubmittal package with a copy of the stamped/approved site plan, or the most current version. Ensure the site and grading plans are consistent with one another prior to resubmittal.
Resubmittal will require a revised site plan, a completed grading permit application and a grading plan depicting all existing and proposed elevations, grading limits, and all site construction details, fully labeled and dimensioned, at a minimum. Subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
