11/10/2004 Neil Saunders BUILDING-RESIDENTIAL REVIEW Denied Plan Check Comments - Project T04CM04421

Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. Plans and Engineering shall comply with the 2003 IRC, Revise all notes.
4. Four of six sheets have the title block "Post Tensioned Foundation Plan". Rectify. As well two of these have an outdated stamp. Stamp detail pages if applicable.
5. Remove all notes and details that do not apply.

Floor Plan

1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
3. Note operable portion of each window.
4. Provide access to each separate attic and under floor space that exceeds 30SF per R408.3 and R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space.
5. Label all spaces and provide ceiling heights.

Foundation Plan

1. Note on the drawing that pre-stressed or post-tensioned slabs shall be permanently labeled on the slab at the center of the garage door opening as well as with a metal tag indicating 'POST TENSIONED SLAB' permanently attached to the main water shut off valve.
2. Foundation Details on page three of footers are not necessary with a post tension slab. These details conflict with post tension design. Clarify.
3.

Structural Plan

1. Wall with windows - Calculations suggests and show a car opening in this wall. Clarify. GluLam or headers.
2. Lateral wall line 2 - Calculations give no method of bracing, rather they reference something else which is unclear. Clarify.
3. Plans show truss Y2 as a "3-point bearing common truss". Truss calcs show only a two-point truss. Clarify.
4. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations.
5. 11/3 - Gable end bracing, provide cross bracing.
6. Mechanical and Electrical plans show a water heater and furnace in the living space. These gas appliances are not allowed in this space since the assumption could be made that a person could sleep in this room. The water heater and furnace should be in a separate room. Provide header for opening. Also opening now compromises the lateral wall design. Make appropriate changes to engineering.
7. 11/3 - "3/8" OSB per schedule", What schedule?
8. All details reference either page 9 or 10. Rectify.
9. 7A/10 does not exist. Clarify.
10. Foam insulation: Clarify your compliance with R314 on the main walls and those walls to the attic per R314.2.3.
11. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.

Plumbing Plan

1. Locate and size P & T line from water heater.
2. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
3. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.

Electrical Plan

1. Provide a panel schedule.
2. Cross-reference all circuits to the panel schedule.
3. Locate disconnect for the AC condenser.
4. Size sub-panel feeder wires.
5. Provide ampacity of sub-panel.
6. Note: Smoke detector shall be hard wired with battery backup.
7. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
8. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E3603.4.

Mechanical Plan

1. Size louvers in vented door for combustion and relief of water heater and furnace.
