It is not clear if the owner or applicant will be applying for board of adjustment variances or will the plan be revised to meet the requirements as noted per the last Zoning review. Please call me if you have any questions regarding the next step if applying for the variances. The plan at this time as submitted does not meet the minimum requirements as noted per the last Zoning review. A revised plan that meets the minimum requirements must be submitted for review or please respond in the response letter as to the applicants intent. Comments: 1. Zoning has reviewed the building plans but cannot approve them at this time. Zoning will re-review and approve the building plans on the next submittal. Submit or add the the following information. 2. Draw or submit a copy of the floor plan of the existing house. In an R-1 Zone with five or more bedrooms three parking spaces are required. In addition the parking spaces must be in the rear or side yard. The vehicular use area for the three parking spaces must be paved, striped and must meet minimum maneuverability requirements, and access thereto. Access from an alley will not be allowed without a Board of Adjustment variance. 3. Label the use of the accessory structure located in the rear yard. 4. Multiple variances may be required in order to approve the proposed development. Final Zoning comments will be provided on the next site plan submittal and review. See the following section for more information. LUC 3.5.7.1.H H. For all single family dwellings in the R-1 zone with five (5) or more bedrooms, and for all lots containing two (2) or more single family dwellings, with the second dwelling having more than one bedroom, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. |
