1. The second unit does not qualify as a detached accessory structure. "An accessory structure shall not be a dwelling unit." In addition the maximum height for a detached accessory structure is twelve feet (12').

2. The second unit must meet the required front and side setbacks. The front setback is the greater of twenty-one feet (21') or the height from the travel lane. The side setback for RCP7 is three feet to the property line.
