Irvington Road Site Plan Review (1st review) TRANSMITTAL: October 5, 2004 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed as a less than 25% expansion. DS 2-02 2. Between any building and PAAL, a minimum 5-foot pedestrian refuge area is required. The refuge areas must include a four-foot wide concrete sidewalk that is physically separate from the PAAL. There is no pedestrian refuge area shown along the west side of the proposed building. Please detail and dimension pedestrian sidewalk/refuge areas adjacent to the buildings. Also, a minimum 4-foot sidewalk is required between the south side of the building and the parking area. DS 3-05.2.2.B.1 DS 2-08.4.1.C 3. A wheelstop curb must be placed in the northernmost parking space where vehicles may park and overhang the required pedestrian sidewalk (see comment 2). Dimension the wheelstops from the front of parking spaces per DS 3-05.2.3.C.2. Wheelstop curbing is to be located 2-½ feet from the front of parking spaces. DS 3-05.2.3.C 4. Pedestrian circulation must be continuous and show direct connections between the buildings and adjacent rights-of way. Show pedestrian connection to other buildings and adjacent streets. DS 2-02.2.1.A.12 DS 2-08.4.1.A & .D 5. For microfilming/archiving purposes, all lettering and dimensions must be a minimum of 12 (0.12") point in size. Please revise all text to meet this standard. DS 2-05.2.1.C 6. Indicate in the site data that the required MS&R street perimeter yard building setback along Irvington Road is the greater of 21 feet or height of exterior structure wall measured from the back of future curb location. Provide a detail, fully labeled and dimensioned, for the proposed addition of a dumpster within the existing onsite dumpster enclosure. Depict solid waste vehicle maneuverability and accessibility to the enclosure, in accordance with Development Standard 6-01.0 (Dev. Std 2-02.2.1 A 32). 3. The existing enclosure depicted does not match the approved Development Plan (D01-008), and appears to be in conflict with a nearby loading zone. The Development Plan may need to be submitted for review and approval for this revision prior to, or in conjunction with a resubmittal.
