This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. 2003 IRC is the current City Residential code. Revise all notes. Site Plan 1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists. Foundation Plan 1. A-1, note 7: Can assume 1500 psf. 2. Remove 2001 IBC notes. 3. Provide landing at garage door per R311. Floor Plan 1. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. 2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 3. Detail and specify stair width (minimum 36" per 311.5.1), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R311.5.3), landing width (per R311.5.4), handrail heights (per R311.5.6.1), guardrail height (per R312.1) and intermediate rail spacing (per R312.2). Stairs and Guardrail at deck. 4. Deck at breakfast nook door is not shown on new front elevation. 5. Provide floor plan for existing garage and new storage room on lower level. Provide all pertinent details and notes (door and window sizes, wall construction, header or lintel sizes, etc.) 6. Door 7- note thickness (min 1-3/8" req'd). 7. A-4, note A6 is called out many times yet the note says not used. Clarify. 8. Note A9 is absent from plans. 9. Windows F and D must be tempered. Structural Plans 1. Callout types of post caps and post bases. 2. A on floor framing plan - 11 7/8" TJI is inadequate. Resize and provide type of TJI. 3. Provide a lateral analysis (braced wall design). 4. Provide type for 11-7/8" 'I' joist. 5. 3/D1 - dimension 12" below grade, #4 at top of stemwall. 6. 7/D1 - provide positive connection for I joist to wall and ledger to wall. 7. 12/D1 - #4 at top of stemwall. 8. 15/D1 - Provide positive connection for nailer. 9. 23/D1 - #4 at top of stemwall. 10. 24/D1 - #4 at top of stemwall. 11. 6' high retaining wall requires engineering. 12. Underfloor space - Comply with R408 for crawlspace. 13. Provide Truss calculations to justify load from Vigas. Plumbing, Mechanical and Electrical Plans 1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Revise fixture unit schedule - Clothes washer=6, hose bibb=3 (2 new, not 1). Only one WC in entire house? Clarify. 3. Total water and waste fixture units are incorrect. Recount. 4. Mechanical should be to the 2003 IRC. Revise notes. 5. Locate and size return air duct. 6. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5. 7. Electrical should be to the 2003 IRC. Revise notes. MODEL ENERGY CODE: NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements. 1. Provide energy calculations per the 1998 IECC and comply with IRC chapter 11. 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
