This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. Plans must comply with and reference the 2003 International Residential Code. Revise. (Electrical and Mechanical). Floor Plan 1. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered. 2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. Structural Plan 1. Joist schedule shows TJI's at 24"o/c and 16"o/c. Clarify. 2. Notes (pg. 5) - "Prefab wood "I" Joist" callout 18" TJI, 11-7/8" is called out elsewhere. Clarify. 3. Clarify and detail CC attachment to walls for Glulam Beam. 4/7 detail shows steel header. IRC provides no prescriptive method for this construction. 4. IRC provides no prescriptive method for braced wall design for 12' high wall. Justify braced wall design. Electrical Plan 1. Callout water heater circuit on plan. 2. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
