10/20/2004 Doug Williams ENGINEERING REVIEW Denied 1. The new structure is proposed within an existing drainage conveyance area. Although there is not a mapped regulatory floodplain/watercourse onsite, there is regulatory floodplain mapping immediately north (downstream) of this site. Current floodplain mapping and aerial photograhs indicate a significant contributing watershed area that may result in flooding of the structure and/or diversion of flows onto adjacent property during a 100-year (or less) storm event. A hydrology report prepared by a state-registered civil engineer addressing these matters must be included with a resubmittal. 2. The report must be prepared in conformance with Sections 2.1.2 and 2.3 of the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (Development Standard 10-02.0). 2. The report must address a lowest recommended floor elevation(s), limits of flooding, and safe conveyance of flows onsite, to include conveyance of 100% of the 10-year storm event under all (proposed) sidewalk areas (Development Standards 2-08.4.1E and 2-08.5.1 E), minimum.
3. Submit a revised site/grading plan clearly depicting adequate site drainage in accordance with the hydrology report. Recommended lowest floor elevation(s), drainage swales, sidewalk scuppers and other similar hydraulic structures recommended in the report must be clearly depicted - fully labeled and dimensioned. The resubmittal must be accompanied by civil drawings/details clearly demonstrating safe and adequate conveyance of flows through the site and demonstrate general conformance to the hydrology report recommendations.
4. If a determination is made in the study/hydrology report that this portion of the site is affected by regulatory flow (100 cubic feet per second - cfs - during the 100-year storm event), then a floodplain use permit will be required. A floodplain permit application must be submitted (with a $ 50.00 application fee), should such a determination be made.
