Approvals are not recommended at this time. A Floodplain Use Permit will be required prior to, or in conjunction with this building permit application. Please provide a revised drainage report and site plan addressing the following comments: DRAINAGE REPORT: Please refer to Development Standard 10-02.0, Section 2.3.1 for drainage report content and format requirements. 1. The report discusses an increase in water surface elevations on and offsite as a result of this proposed development, exceeding the minimum allowed under Tucson Code, Section 26-5.2 (Floodway Fringe Development). Such an increase represents adverse impact, and may not be approved as such. Please revise the report as necessary. 2. The report discusses the fact that this site lies within a Balanced Basin, yet does not address balanced basin flow attenuation requirements, as outlined in Development Standard 10-01.0 (Pima County/City of Tucson Stormwater Retention/Detention Manual), Sections 1.4 & 2.1. Please provide a revised report addressing this matter. 3. Provide on a detailed site plan in the report, the following items, if applicable: any proposed detention/retention systems, including (a) location, size and type of inflow and outflow structures, with dimensions and elevations of critical portions of each structure (b) the location(s) and size(s) of maintenance access ramps, (c) clearly marked dimensions of all building and erosion hazard setbacks, with dimensioning between structures and any proposed basins or drainageways, (d) maximum water surface elevations and limits of ponding, (e) locations and types of all security barriers to be installed and (f), erosion protection (riprap) sizing and dimensions (DS 10-02, Sec. 2.3.1.6 A 4 and DS 10-01.5.2.6). SITE PLAN: Please note that revisions to the drainage report may result in necessary revisions and/or additions to the site plan. 1. Depict the limits of the 100-year floodplain and corresponding water surface elevations (DS 2-02.2.1 A 15). 2. Provide estimated cut/fill quantities (DS 2-02.2.1 A 17). 3. Provide adjacent property and/or right of way dimensioning (to the east) DS 2-02.2.1 A 19. 4. Please assure the elevation datum utilized for the site plan corresponds with that used in preparation of the drainage report. This matter is critical in determining an accurate finished floor elevation for floodplain development requirements. Resubmittal will require a revised Drainage Report and Site Plan addressing the items listed above. Subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions to the drainage report. A Floodplain Use Permit will be required for this proposed development - please complete and submit a floodplain use permit application with a resubmittal.
