This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. Site Plan 1. Show water line on property and where it enters the house. Provide size of supply line. 2. Show new waste connection on site plan. Floor Plan 1. New 4040 SH windows in bedroom 2 and 3040 SH in bedroom 3 and master bedroom do not meet egress requirement. 24" height is not reached. 2. Note 12 - 1024 sq. in., not 900. Revise. 3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure). 4. Detail and specify stair width (minimum 36"), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R314), landing width (per R312), handrail heights (per R315), guardrail height (per R316) and intermediate rail spacing (per R316). 5. Locate and identify brace wall types and locations along with the appropriate nailing schedule. 6. Foundation Plan 1. Provide a landing at top of stairs at back door per R312. 2. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1, a soils report is not required. It is up to the designer / homebuilder to be aware of the soil and conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect the soils reports recommendations. 3. If new wall adjacent existing bathroom is to be bearing wall as shown on roof framing plan then provide a footing for it. Structural Plans 1. TJI are inadequate for indicated span. 2. Provide headers or lintels for new windows throughout house or clarify that existing ones are adequate. 3. How will water drain from existing roof. Provide existing roof plans for clarity. 4. Truss connection details are incorrect. Refer to TJI manufacturer for proper connections. 5. 1/A6 - Provide height of stemwall. Dimension 6" to bottom of sill plate to finish grade. 6. Provide cross section through bearing walls. 7. Plumbing Plan 1. Provide cleanout at kitchen sink. 2. Provide access to all AAV. 3. At least one vent on waste line must go to roof. 4. Provide vent for washer. 5. Revise fixture unit per table 6-3 1994 UPC. Include all fixtures (new, existing and hose bibbs). Mechanical Plan 1. Size return air ducts per IRC sections M1602.2 and M1603.1. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12000 BTU). 2. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Detail how you will comply. Water heater. 3. Provide vent for dryer. 4. Clarify location of AC unit. 5. Furnace on roof does not require 220-volt outlet. Electrical Plan 1. Provide electric for washer. 2. Bar light in bathroom cannot be on same circuit as bath receptacle. 3. Check receptacle spacing per3801.2.1. 4. Provide feeder sizes to existing subpanel. 5. Outlet for water heater cannot be on circuit 9.
