COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project is being reviewed as a new building expansion of greater than 25 percent. Full code compliance is required.

2. Add the site address to each sheet of the site plan. DS 2-02.2.1.A.3

3. Dimension MS&R building setbacks from back of future curb location. Required MS&R setback is the greater of 21 feet and height of exterior structure wall. Also, clarify the proposed building height above design grade elevation. On the drawing the parapet height is shown as 20 feet but in Development data the actual height is stated to be 27 feet. Revise stated height to be consistent and provide building elevation drawings to clarify the building height.

Based on LUC 1.3.5, on any lot that was under single ownership and of record on September 20, 1948, and divided by a zone into two (2) or more separate zoning categories, the permitted uses and accessory uses allowed may encroach twenty-five (25) feet into the other zone if such zone is more restrictive and the encroaching use is not permitted in the more restrictive zone. Dimension the distance of maximum encroachment of uses and ancillary uses (such as the loading zone near the northwest corner of the site) into the R-3 zoned portion of the site to demonstrate compliance.

SUMMARY: The Site Plan and Grading Plan were reviewed by Development Services Department Engineering Division. The Site Plan, Grading Plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time. The Drainage report is approved for purposes of this site and grading plan only. Include a copy of the drainage report with future submittals.
Site and Grading Plan comments:
1. Revise the site and grading plans to conform with the requirements of the Transportation Access Management Guidelines for the City of Tucson, Arizona (TAMG). The TAMG require a minimum separation of 80 feet between adjacent driveways and a maximum of two driveways within three hundred feet of frontage. Show driveways on adjacent properties to demonstrate that this standard is being met. (TAMG 5.5)
2. The drainage report indicates that the high point of the driveways will be above the 100-year water surface elevation. Revise the grades at the driveway to comply with the drainage report.
3. Identify, in the legend, the symbol that is used along the right of way.
4. Revise general note 3 on sheet C3 to direct the contractor to T-DOT Permits and Codes section for Right-of-Way permits.
5. Show the sight visibility triangles for existing driveways.
6. All of the type should be 12 point or greater so it can be read after microfilming.
7. Indicate that the proposed solid waste enclosure will be used for the occupants of the existing and proposed buildings or provide an accessible enclosure for the occupants of the existing buildings.
8. Revise the solid waste enclosures to provide concrete filled pipe bollards along the sides in addition to the rear of the enclosure. The distance between the bollards must be at least 10 feet.
SWPPP comments:
9. Update the SWPPP to match changes in the site and grading plans.
10. Part IV.J.1. Each Operator must sign the SWPPP
