This review is only for the project parcels along Elvado Road, outside of the Tucson International Airport. The portion of the project within the Airport was reviewed for floodplain issues only. The Site Plan and Grading Plan were not approved for the Elvado Road parcels. Please address the following comments. 1. Clearly show the existing and proposed drainage patterns on the Elvado parcels. The TIA master drainage report and the City of Tucson TSMS study indicate that there is a significant discharge through the culverts under Nogales Highway. Label the discharge quantity on the site/grading plan. Discuss the disposition of the discharge in a drainage statement or drainage report. 2. Determine the 100-year water surface elevation and the extent of the City of Tucson floodplain for the discharge. Provide the supporting calculations in the drainage statement/report. 3. In a note, list the area to be graded. If a total area to be disturbed exceeds 1 acre for all areas, a stormwater pollution prevention plan is required. 4. Provide details showing transition from the fill area to natural grade. Show that the toes of all fill slopes will be set back at least two feet from the property line. 5. Show sight visibilty triangles for the intersection of Nogales Highway and Elvado Road and for the access roads and Elvado Road. Revise the Site Plan, to address all of these comments and resubmit two copies of each for review. Include a letter explaining how each comment has been addressed. Loren Makus, E.I.T.
