Openings are not allowed in a braced wall. Braced wall panels must be within 12.5' from each end of wall and at 25' o/c. 2. Parapet connection to existing roof. Provide blocking between existing 2x10 joists and provide H2.5 from existing joists to parapet wall bottom plate, or another method. 3. Describe new porch ledgers' connection to new and existing walls. 4. Resize new porch beams. 2x10 beam is inadequate. 5. Louver in conditioned space is not nessesary. The R-30 insulation will fill a 2x10 space thus not requiring attic vetilation. 6. Provide vent sizes in water heater door. 7. Provide vent for new tub and shower and for new water closet. 8. Update water supply line to 1" for added fixture units. 9. Provide electrical load calculations. 10. Outside GFI cannot be on bath GFI circuit. 11. Note that smoke detectors shall be interconnected, hard wired with battery backup. 12. Note: Mechanical work shall comply with 2000 IRC. 13. Note: Electrical work shall comply with 2000 IRC. 14. Provide energy calculations per 1998 IECC and comply with IRC chapter 11. |

CODE SECTION/ DEVELOPMENT STANDARD 1. This plot plan requires a variance from Board of Adjustment for the configuration presented. These comments are provided to assist the applicant in applying for a variance. (See comment #4.) 2. The configuration of the plot plan presented provides a garage that does not meet current setback requirements. Please provide an approved site plan depicting the accessory structure. New Accessory structures, and those that have not been permitted, are required to meet all current setbacks. LUC Sec 3.2.5.2 3. Identify the zoning for this site and the zoning for all the adjacent properties on the plot plan. Please see the model plan provided. 4. For all single family dwellings in the R-1 zone with five or more bedrooms a minimum of three (3) parking spaces are required. (The office and the family room, in their present configurations, are counted as bedrooms.) The additional parking and maneuvering must be located on-site in either the side or rear yards. "The vehicle use areas must be improved, which includes surfacing, striping and provision of barriers in conformance with Development Standard 3-05." LUC Sec 3.5.7.1.G LUC Sec 3.5.7.1.H DS 3-05 5. There three (3) patios identified on the present site plan. It is not clear if they are patio slabs or covered patios. If they are covered patios the setbacks must be measured from the covered patios. If they are patio slabs, no changes in the setback dimensions are required. Unless the patios are enclosed, they do not need to be included in the coverage calculations. The coverage calculation is for all enclosed structures and all vehicle use. |
