SUMMARY: A thorough and proper review could not be performed with the material submitted, and Engineering Division approval is not recommended at this time. The plan submitted does not demonstrate compliance with development requirements indicated on the approved Tentative and Final Plats, and associated exhibits. Resubmittal shall include copies of the stamped/approved Tentative and Final Plats and a revised SITE/GRADING/HDZ PLAN demonstrating conformance to all applicable plat requirements for this subdivision. The comments listed below must be addressed prior to resubmittal. Additionally, address any redlines on the plans that are not listed below in comment format, on a revised SITE/GRADING/HDZ PLAN. 1. Provide a soils report with geotechnical recommendations for this site development. The report should address specific drainage, setbacks, terracing, and interceptor swale recommendations/requirements, in addition to typical soils report contents. 2. Clearly depict and label all grading limits on the plan. 3. Provide a note that site grading shall be in conformance with the 2000 International Building Code (IBC) - local amendment (Chapter 36 - Excavation and Grading). This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. Plans are hard to read. Many notes and specs are illegible. Rectify Site Plan 1. Provide Zoning and Engineering approved site plan. 2. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists. Floor Plan 1. Provide tempered glass at master bedroom French door sidelight. 2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered. 4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure). 5. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. Where separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by a minimum ½" gypsum board or equivalent per R309.2. 6. Notes on floor plan - #2, "Exterior wall construction to be ..?.". Add wall-framing specs. 7. MEC calculations callout "Window, metal frame: Double pane SHGC" as U=.5. Plans show "Window XO SH as U=.87. Clarify. Note and detail tie straps, framing anchors, post caps and joist hangers by type, size and required attachment to framing members. 4. Note and dimension that the fireplace chimney must terminate not less than 3' above the point where the chimney passes through the roof, per R1001.6. Plumbing, Mechanical and Electrical Plan 1. Note meter size (minimum 1-1/2") and resize supply line from meter to 1-1/4". Reference table 6-4, 1996 UPC. 2. Gas line; Provide 1-1/4" line to kitchen/utility appliances. 3. Range vent 4. Provide GFI note at all bathroom receptacles. 5. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. 6. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
